The Maintenance Technician is responsible for performing general building maintenance and apartment repairs per assigned work orders or at the direction of the property manager. The responsibilities may include cleaning of the building and apartments, help with snow removal, help with lawn care/maintenance, and apartment repairs/maintenance as well as apartment turn-over preparation and repairs. The emphasis and main responsibility will be apartment repairs or building maintenance matters, however, it is expected that the Maintenance Technician will also assist in performing general cleaning and general property maintenance, especially when there are gaps in time between work orders. General Maintenance includes the following tasks: • Lawn upkeep including mowing, edge trimming, grass cleanup, fertilizing, trimming hedges, removal of dead branches on trees (within reach), leaves raking and removal, planting of annual flowers, watering as needed, spraying weeds. • Snow removal including, shoveling and/or snow blowing of sidewalks and walkways, repeated salting of entrance areas and walkways as needed. The snow removal work will be performed by other personnel, but some assistance may be required, from time to time. • Periodic spraying or application of insecticides around the property and building. • General apartment and building maintenance including door locks (with locksmith assistance if necessary), improving insulation around doors, AC units and windows, caulking of wet areas, replacement of air filters in AC units, placement and removal of outdoor AC covers, replacement of light bulbs and batteries, checking operability of smoke and CO detectors, adjusting / setting light timers. • Mold remediation in small areas by addressing source of water leak, applying bleach and other retardants, potentially replacing part of the wall or ceiling, painting, etc. • Monitoring and general operation of the heating systems (furnace) and water heating systems. • Monitoring and general repairs of the sump water system. • Painting of all common areas (walls, railings, outside areas). Repairs includes the following tasks: • Fixing water leaks and general plumbing to correct problems. • Replacement of faucets and toilets. • Unclogging toilets, sinks, bathtubs. • Stove troubleshooting & burner replacements. • Appliance change out. • Dishwasher installation. • Troubleshooting water heater issues (thermostat, dip tube, heater elements). • Replacement and installation of individual unit water heaters (up to 50 gal). • Installation of new sinks, garbage waste disposals, replacement of toilet stoppers flappers, and flush valves. • Replacement of window screens: tighten, stretch and adjust. • Adjusting sliding screens and patio/balcony glass doors to slide properly. • Bathroom tile repairs (floor and bathtub wall). • Troubleshooting issues brought to management attention by tenants. • Minor electrical alterations and fixes (socket replacement, electrical panel covers, etc.). • Minor repairs of intercom system. • Minor alterations such as fixing or installation of towel racks, fixing cabinet doors that are loose or hanging incorrectly, door/knob replacement, loose toilet seats, etc. • Replacing/fixing window treatments. • Dry wall repair & painting • Fixing door and window locks • Troubleshoot heating problems: replace zone valves, adjust/replace thermostats, adjust furnace settings, etc. Unit Turn-overs and Upgrades • Work efficiently and in an organized manner to complete tasks in a timely manner. • Unit painting which may include walls, ceilings, trim, doors, etc. • Installation of laminate flooring (hardwood) or linoleum flooring. • General repair of holes and cracks in walls and ceilings. • Tile flooring and wall (bathrooms). • Installation of new doors, trim and drywall (separation walls). • Installation or assistance with installation of cabinetry and new appliances. • Installation of new counters, sinks, faucets, toilets. • Wood repair: sanding and staining of wooden doors. • Lock changeover. General Skills and Qualifications A maintenance technician should be proficient with the tools of the job, own a set of maintenance tools, and be knowledgeable of how to safely handle tools and equipment when working with dangerous electrical systems and plumbing. The minimum educational requirement is a high school diploma or GED. Experience working with HVAC, plumbing, and other building systems or features is required. A maintenance technician should be in generally good physical condition, able to lift up to 35 lbs, work on his feet most of the day. A maintenance technician shall also be able to safely operate a 4-wheel pickup truck. The technician should have at least 4 years’ experience in most of the tasks listed above. The technician must be able to work independently without supervision and be highly reliable and dependable. The technician must have a high degree of integrity and honesty. Pass drug test. Must have a valid drivers license, evidence of vehicle insurance, and have a good driving record. The technician must maintain good rapport with tenants, be courteous, and strive to provide high quality work and customer satisfaction. The Maintenance Technician is expected to respond to after-hour calls that necessitate immediate attention, including but not limited to: tenants locked out of units, emergency lock replacement, electrical outages, major water leaks, inoperable toilets or sinks (plugged), no heat in apartment. The Maintenance Technician must be accessible after hours and on weekends in the event of such emergent issues. The Maintenance Technician is responsible for working at any property managed by our firm within 15 miles of one-another, and may be directed by the Manager to work at several properties in a given day. The Maintenance Technician must use his own transportation to travel between properties and compensation for gas mileage is included in the pay rate. The Maintenance Technician is responsible to develop lists of material and supplies needed to perform repairs and to procure material or supplies, from a local hardware store (company maintains accounts with several stores). Reporting Manager and Work Hours The Maintenance Tech reports to the Property Manager or Lead Maintenance Technician. Working hours are during weekdays, but the Maintenance Tech may be called upon outside of that schedule to make emergency repairs.
