General Summary This Floor Maintenance Associate is responsible for industrial-level cleaning and maintenance of the vinyl composition tile (VCT) and static dissipative tile (SDT) floors using specialized equipment and chemicals. This position is also responsible for carpet care and exterior window cleaning for all 5 buildings in Newburyport. At all times, the candidate must maintain a safe work environment and ensure that the equipment used is in proper working conditions. The employee will also support the Cleaning Services Team as directed by the Supervisor, Cleaning Services. This position will require some weekend work. Responsibilities • Operate carpet encapsulation and extraction equipment correctly and safely. • Use appropriate chemicals and utilize them in accordance with manufacturer guidelines. • Properly dispose of waste in an appropriate and safe manner. • Responsible for performing the following functions on a professional level: • Stripping, waxing, and buffing • Burnishing VCT (vinyl composition tile) floors • Cleaning exterior windows • Report all issues or malfunctions of equipment by identifying the needs and reporting the details to the Supervisor immediately. • Use a computerized work order system for receiving and documenting work assignments with the required level of detail. • Must be able to work flexible hours which will involve working weekend hours in accordance with the maintenance schedule • Provide backup support for the office cleaning services team, as needed/requested which includes emptying trash baskets, cleaning the café(s) and restrooms, general cleaning, dusting in an office setting, and performing other duties as needed. • May be requested to perform additional routine maintenance duties as assigned. Qualifications • High School Diploma or G.E.D. equivalent • Minimum of 2 years previous experience in industrial janitorial and office cleaning in a commercial environment • Previous experience using floorcare-related machinery, including but not limited to: Swing buffer, burnisher, carpet extractor • Proven track record of reliability with excellent attendance and punctuality • Effective verbal and listening communications skills • Basic computer skills, strongly preferred, including Microsoft Office, • Good time management skills • Ability to use safe handling techniques for materials, equipment, and chemicals • Must be able to maintain a professional demeanor in all aspects of the work environment. • Must be able to effectively communicate with all employees and customers.
