Our dynamic company is well funded and invests in residential and commercial real estate in a large volume. We are a consumer-focused business providing both leasing and sales, and many times, providing to a customer base which falls outside the normal banking process. We offer seller financing for homes, land and commercial properties throughout the Houston metropolitan area. Our growing company is currently looking to fill a Building Custodian/Handyman position. We are looking for someone with whom we can establish a long-term employment relationship. This person will perform general maintenance and repairs at our office building. The duties of this position include but are not limited to the following: Building Maintenance • Manage maintenance repairs on the building and provide repair recommendations • Regularly check parking lots and building common spaces to identify issues with litter, mechanical failure, or breakdowns • Ensure operational building lighting, both interior and exterior • Light plumbing, such as installing/repairing faucets, toilet repairs and clogs, unclog drains in parking garage, pump out water from basement parking garage • Regular maintenance on HVAC systems, tightening motor belts, installing new filters, oiling pulleys, unclogging drain lines, adjust AC thermostats • General handyman tasks, such as hanging pictures and erase boards, setting up tables and chairs for events, replacing ceiling tiles, replacing door closers, replacing back-up batteries, cleaning up roof leaks, spills • Schedule contractors/vendors to repair HVAC, clean roofs, pressure wash parking garage, exterminators, movers, locksmiths, annual building fire inspections, etc. • Special projects miscellaneous handyman tasks as needed • Keep company cars clean and full of gas, as needed Inventory • Organize and monitor inventory, replenishing materials as needed • Create purchase orders for materials as needed, documenting all on spreadsheet • Perform monthly inventory count • Negotiate prices on all materials and services • Rotate paint/supplies so older inventory used first • Maintain property keys The person in this position must have: • High School diploma or GED • Bilingual ability to communicate in English and Spanish • One plus year of experience in building maintenance and repair; or an acceptable equivalent combination of education and experience • Solid customer service skills and professionalism to deal effectively with vendors, contractors and office staff in various departments • Ability to multi-task with numerous priorities and simultaneous deadlines • Ability to follow oral and written directions • Basic knowledge of Microsoft Office (Outlook, Word, Excel, etc.) • Knowledge of safety practices and procedures • Reliable transportation, auto insurance and valid Texas Driver’s License • Knowledge of equipment, tools and materials associated with construction and repairs as well as with building maintenance We offer: • Hourly rate plus overtime and quarterly performance bonuses • 100% Employer-paid Health/Dental/Life and Long-Term Disability Insurance coverage • Employer-paid vacation/sick leave, birthday and ten holidays • 401K Retirement Plan with employer match • Professional, business-casual, friendly and culturally diverse work environment • Philanthropic events/fundraising to give back to the community and company-sponsored events/activities like happy hours, picnics, etc. • Company-sponsored Scholarship opportunities for employees and immediate family members
