Anybody looking for a very flexible role? We have a family owned self storage facility in the Delphos area and we are looking for a facility caretaker to be our eyes & ears, to make sure the storage facility is watched over and taken care of. The actual work may only take, on average 1 - 3 hours every 10 days, but we need you to "own" this facility and watch over it as if it were yours.
The primary responsibility of the facility caretaker will include, but is not limited to:
Perform a lock audit once every 10 days, this involves the following:
- Checking for people that moved out without letting us know
- Checking for units that are locked and should not be locked
- Reconciling what is on your print out, compared to what you see
Clean vacant units after tenants move out
Over lock tenants that have not paid
Check to see what is wrong, when a tenant calls us about a problem with their unit
Cut unit locks and take photos/videos for auctions
Keep property free of trash, clutter, debris, etc
Clean gutters twice annually. Once in the Spring and once in the Fall
Manage vendor installs, repairs and maintenance, when necessary
Your duties will not include taking phone calls or talking with tenants much at all. This job is more about taking care of the facility, giving us reports and info by email, essentially being those eyes & ears. Occasionally, you may have to meet a customer to show them a unit or cut a lock.
We find that the flexible nature of the hours works well for firefighters, police, or retired military, but everyone is welcome to reach out.
