The hourly pay for this position is open. Pay depending on experience, and overall performance and productivity. Good communication skills, reading & writing in English.
You will work independently, but you may work alongside another maintenance person and/or contractors. You will need to work closely/coordinate with the on-site property manager to gather work orders, ensure tenants are notified prior to entry, and provide notes on completed work orders. Some of your daily tasks may include:
Plumbing: Installing shower tubs, sinks, faucets, toilets, and disposals, snaking bath, kitchen and exterior lines
About 10 work orders per week which should take 20-25hrs mostly electrical and plumbing (clogged sinks and garbage disposals)
Electrical: Changing light fixtures & wall mounted heaters,, install breakers, and smoke detector/CO2, outlets, exterior landscape lighting repairs
Floors: Removing and installing laminate floors
Painting apartments for turnover
Installing mini-blind & minor drywall repairs
Basic rough and some finish carpentry
Fences, downspouts, small concrete jobs and other exterior repair and preventive maintenance
Clean roofs, trim trees at lower levels
Install and remove appliances from apartments
Replacing door locks and making keys
Emergency repairs of the above items when needed during working hours
You would already own many of their own tools, have dependable transportation truck or SUV, live no more than an hour away, valid driver's license and insurance, good character, and a steady employment history.
