Maintenance Technicians perform routine and preventative maintenance to maintain the physical integrity of our mobile home parks. They conduct home/building maintenance repairs and are responsible for the cleanliness and upkeep of the property grounds, facilities, streets, equipment and various utility systems. Maintenance Technicians always provide excellent customer service to prospective and current residents. Riverdale Estates Mobile Home Park, a 185-space senior mobile home community and Shady Lane, a 45-space mobile home community is seeking a Full Time Maintenance Technician/Groundskeeper to be split between both properties. Working directly under the Property Manager, this person will perform the following duties: - Knowledge and experience with rehab construction. - Perform daily sweeps of the park grounds to ensure trash/debris is picked up daily from common areas and street. - Ensure common area lawns are manicured appropriately. Regularly weed whip, trim shrubs/hedges, cut lawns in common areas, and plant flowers/shrubs as needed. - Janitorial duties in clubhouse, including bathrooms, and laundry room. - Maintain buildings and structures throughout the property, performing routine painting, electrical, plumbing, digging, and similar activities. - Painting of park property, including fences and walls. - Knowledge of gas/water/electric meters. (Utilities are on sub-metered system that park manages). - Waste Management/Trash Collection. Empty common area trash containers as needed. - Inspect recreational amenities to ensure proper operation, where applicable. - Rehab Park owned vacant mobile homes only when applicable. - Perform daily testing of water system due to well system (Riverdale only). - Follow safety procedures while performing duties, including safely operating vehicles when moving from site to site picking and picking up supplies. - Manage subcontractors/vendors. - Follow other instructions and tasks given by the Property Manager Qualifications and Experience: - High School Diploma or GED - Minimum 2- or 5-years’ experience as a Maintenance Technician. - Strong ability to follow instructions and directions, including following safety protocol. - Valid driver’s license and good driving record. - Bilingual in Spanish preferred - Reliable transportation-preferably a truck - Proficient skills in operating various hand tools, power equipment and commercial machinery. - General knowledge of grounds maintenance, plumbing and electrical. - Ability to walk, climb, stand, sit and lift to 80lbs.
