Job Overview Arndt Construction, Inc. is a mid-sized Santa Barbara based contractor specializing in custom residential, commercial and health care construction of all calibers and dimensions. The ideal candidate will manage overall construction process and client interface including schedule management and publication, budget control and forecast, risk mitigation, anticipation and obtaining of approvals required to proceed with field construction. This role requires thorough understanding of all project documents (prime contract, project manual and associated documents, plans, qualifications/exclusions, schedules etc.). *Please Note: Our office is located in Santa Barbara but the Project Manager will primarily work out of the Santa Ynez office. Responsibilities and Duties The Project Manager is responsible for the direction, coordination, implementation, executive, control and completion of the project while remaining aligned with the strategy, commitments and goals of the organization. This position requires collaboration and working with the project team to achieve a successful project outcome. Essential Job Functions and Tasks: • Manage subcontractors from management side. • Coordinate and facilitate Project Meetings. • Prepare and distribute project impact notices to owner and architect per contract conditions. • Monitor procurement/submittal register and log to ensure all items are ready for construction when needed on site. • Monitor, create and process PCO's, COR's, back charges, and SCO's. Includes approval of T&M tags and negotiation of subcontractor change orders. • Develop profit and loss projections monthly. • Negotiates contracts with subcontractors and suppliers with estimator review. • Maintain Owner/Client interface and relations. • Maintain communication with project team and company management. • Oversee and guide Project Engineer. • Work with Superintendent to ensure compliance with OSHA regulations to include health, safety, and welfare as appropriate. Qualifications • Bachelor's Degree, preferably in Construction Management, Architecture, Civil or Mechanical Engineering • 5 Years of experience as a Project Manager. • Understand scheduling concepts, preferred working knowledge of Procore and P6. • Comprehensive knowledge of cost control, budgeting, contracts, billing and forecasting.
