JOB TITLE: Handy Person/Building & Property Maintenance We are seeking full-time (30-40 hrs a week) or part-time (20+ hours a week) employees: Preform all types of property and building maintenance and repairs for apartment complex. Residential apartment complexes and buildings that are in need of daily, weekly and monthly maintenance and repairs. We need competent persons who can perform a variety of maintenance and repair duties with little supervision, including and most important, preparing vacant units for re-renting, (which includes preforming a detailed cleaning and various repairs and remodeling as needed) refurbishing some vacancies (clean, paint and install new flooring etc) making repairs to occupied units when requested. Pressure wash buildings to keep clean and/or remove dirt, moss etc so we can prepare to paint areas that have previously been repaired and were not painted and remove chipped or peeling paint to improve the value and curb appeal. General labor: driveways and parking lots that need cleaned, patched and/or the blacktop sealed occassionally, parking stripes repainted etc. Clean and scrape loose paint and repaint as needed. We currently have a lawn care person, however, the job may include this type of maintenence as well and does require candidate to pick up trash and debris as it appears. Prefer candidates with reliable transportation to get to and from work, drive between apartment complexes and to pick up supplies. PAY will depend on your experience, skills, ability to complete projects on your own, in a timely manner, with little supervision and the position(s) you are applying for. Job Summary: Perform general maintenance and repair of buildings and property including plumbing, electrical, basic carpentry, heating, painting, landscaping, mowing etc. • Performing routine maintenance around the building such as fixing structural damage, for example, window, door or wall repair • Repairing broken or leaking plumbing, replace toilets etc to avoid water damage and restore full use of water fixtures • Minor electrical repair such as replacing light switches, plugins, light fixtures etc • Applying preventative measures to the building to reduce the risk of future problems, such as using a sealants/caulk, paint and stain • Fixing potential safety hazards to avoid injuries, such as replacing rotted or damaged supports, kill and remove moss from sidewalks and driveways to avoid slipping hazard, put out rock salt on frozen walkways etc. • Maintaining paint on buildings, handrails, decks etc when old paint has become faded or is chipped or peeling * Post notices to tenats. Hand out rental applications and answer general questions about the unit. You will NOT be required to collect rents or applications. Note: A licensed contractor will be hired for major or specialty repairs as needed. Skills and Qualifications • Plumbing knowledge to address leaks, clogs or other drainage problems, repair leaks, install new toilet or water heater etc • Electrical wiring capabilities to manage problems with the building’s electricity, replacing light fixtures, plug-ins and light switches etc. • Carpentry ability to handle basic repairs around the building, replace carpeting with laminated flooring, cut and repair broken moulding, maintain wood surfaces in units etc • Grounds-keeping, maintain lawns and common areas, pull weeds, weed-whack, trim bushes and berry plants, pick up trash and debris • Interpersonal skills to interact with employees or residents of the building in a pleasant manner • Attention to detail to ensure that all jobs are completed in an exemplary manner and any potential hazards or warning signs of problems are not overlooked • Physical stamina to handle being active and working on the building, climbing stairs or ladders, carrying supplies, cleaning and painting units etc. • Clean, organize and assists with upkeep of the buildings and property Required Skills/Abilities: • Ability to follow instructions, written or verbal, from supervisors and others. • Knowledge of general carpentry and repair. • Ability to use hand tools and power tools safely. • Excellent organizational and time management skills. • Ability to self-motivate to complete the work in a timely manner and not just run out the clock. • Ability work alone or with others with limited supervision • Common sense and problem-solving skills • Willingness to ask questions and seek help when you are unsure of task and not make excuses when things go wrong • Responsible and reliable. Show up and work on the days and times discussed and contact us ASAP prior to the beginning of the work day if you are unable to make it to work that day/time, for any reason. Education and Experience: • High school diploma or equivalent required. • Related experience preferred but not required Physical Requirements: • Prolonged periods standing and walking. • Must be physically able to climb stairs/ladders, bend, or crawl into awkward spaces. • Must be able to lift up to 50 pounds at a time. ____________________________________________________________________ NOTE: *Must have a photo ID and Social Security number to prove identity prior to working. This would require you to be contacted via email by the background search company. NO Smoking on work site NO use of marijuana or alcohol prior to or during work hours. Absolutely no drug users. No pedophiles, sex crimes or recent drug arrests We do NOT provide an apartment with this job and we will not knowingly rent to employees or their families, it causes too many problems.
