Ryan Buys Houses LLC is in need of a general laborer based in Denton, TX / Krum, TX area. This person really needs to live in the Denton, Krum, Sanger area due to the nature of this position. This position requires travel throughout Texas and Oklahoma. I buy and flip houses across these two states and keep them as rentals providing affordable housing to hard working Texans and Oklahomans. Some times I buy them in Tulsa, Amarillo, Corpus Christi, San Antonio, Sherman, Abilene and Houston. You really never know where the property is going to be, as I buy them at discount and in rough shape and the territory is these two states, for now. Some of the job duties of this job are the following. -Demolition, Building and Repairing General items around a property. -Installing doors -Light Framing -Installing Lights and ceiling fans -Minor touch up painting -Minor Carpentry, use of nail guns, saws, caulking -The ability to schedule others such as the Painters, the foundation crew, the plumbers, the granite guy, the shower guy, the carpet guy and the guys that do the major obstacles a house flipper encounters. -Sometimes we encounter drug paraphernalia. Sometimes we encounter dead animals in a run down house. Sometimes we get hoard houses full of cat poop and fleas. You need to be able to run a crew to get it all done. -Sometimes we have to evict tenants for reasons which require you to put a family’s household items on the curb. -You will have to repair fences. -You will trim trees with a chain saw, saw zaw and a pole saw. -You will do basic concrete work, like fixing a broken sidewalk. -You will most importantly listen to my requests, ask questions and get the job done. -You will go to the hardware stores and get materials. In your truck, in the trailers that I own or you own. -You will contract locals to assist with these duties on out of town jobs so we can get you home quick. -You will also have tasks that come in that will require travel all across these two states. I will help with gas money, but you will need your own truck that can pull a trailer. I do have a heavier truck that can pull the heavier trailer if yours cannot. A Quarter ton truck or half ton will work just fine. -This is an apprentice paid position. I will also teach you how to do what I do, 1 hour a week to further your knowledge of how real estate works and how to buy discounted properties using other peoples money. I am paying $56,000 a year for this position. You will get a 1099 for your labor. All materials will be paid for by the company, you will be working as a contract labor self employed contractor. You will be responsible for fuel in your truck, but I will pay you added fuel costs for over reasonable use. You will be paid on the 16th and the 1st via check in person in Denton, TX.
