Job Summary: The Maintenance/Handyperson Team Leader leads maintenance teams responsible for repair of light electrical; light plumbing; carpentry; painting; and a variety of tasks to repair and maintain houses, offices, or other facilities. Supervisory Responsibilities: • Oversees work of assigned maintenance team employees. • Addresses minor discipline problems with team members; refers more serious cases to Operation Manager. • Assists with the planning and preparation of training and orientation for new maintenance team members. Duties/Responsibilities: • Works with Operation Manager to plan work priorities, obtain necessary supplies, and assess skills needed to complete tasks. • Collaborates with team members to discuss upcoming work assignments; delegates assignments based on team members’ skills and experience. • Ensures maintenance and repair work is completely safely, effectively, and in a timely manner. • Assists team members with technical issues or advanced problems with given assignments. • Inspects work performed by team members. • Tracks and logs workers’ time, materials, and other resources used for inventory purposes. • Performs other related duties as assigned. • Performs a variety of tasks as needed to accomplish client’s request. • Consults with clients to completely understand the job assignment, requirements, and preferences. • Explains approach or process to clients. • Performs other related duties as assigned. • Performs general repairs that do not require a specialized technician. Examples may include repairing drywall, painting, and repairing doors and other fixtures. Required Skills/Abilities: • Knowledge of basic systems such as simple plumbing, simple electrical. • Knowledge of general carpentry and repair. • Excellent analytical and problem-solving skills. • Ability to prioritize tasks and to delegate them when appropriate. • Ability to identify issues and to determine repairs that are needed. • Ability to use hand tools and power tools. • Excellent organizational and time management skills. • Ability to perform a variety of maintenance or repair tasks. • Ability to communicate clearly with clients. • Ability to correctly and safely use a variety of tools as needed to complete projects. • Basic mathematics skills. Education and Experience: • High school diploma or equivalent required. • At least five years of maintenance experience required. • Related experience preferred. Physical Requirements: • Must be able to traverse property to diagnose issues and plan repairs or maintenance. • Must be physically able to perform repairs when needed. • Prolonged periods of standing and walking. • Must be physically able to climb ladders, bend, or crawl into awkward spaces. • Must be able to lift up to 50 pounds at a time.
