Essential Duties and Responsibilities include the following: Ensure physical condition of new rental units is acceptable. Install tile as necessary. Make minor sheetrock and wall repairs. Touch-up paint in vacant or occupied apartments as instructed. Assist with keeping supply room neat and orderly. Repair, patch, or re-stretch carpet as necessary. Assist the maintenance staff as needed, under the guidance of the lead maintenance. Shampoo and wet vacuum carpet in vacant and occupied apartments. Rotate ground coverage when necessary. Respond to emergency calls received via telephone and pager. Assist with all apartment community operations as needed. Work within the safety guidelines outlined by the Company. Receives written work orders or verbal instructions from supervisor. Assists in maintaining building, performing minor and routine painting, plumbing, electrical wiring, and other related maintenance activities. Assists in painting interior and exterior walls and trim. Replaces air conditioner filters. Notifies supervisor concerning need for major repairs or additions to lighting, heating, and ventilating equipment. Cleans, adjusts, and performs minor repairs to swimming pools and auxiliary equipment. Cleans debris from sidewalk. Mows lawn, trims shrubbery, and cultivates flowers. Posts signs to advertise vacancies.
