We are seeking an experienced Maintenance Technician to the team at our Minneapolis campus. The successful candidate must have a minimum of 2 years of experience in maintenance at apartment / multi-family properties or equivalent experience in a related field. The ideal candidate will have a high degree of professionalism, confident can-do attitude, and a demonstrated ability to manage multiple projects. To be successful in this position, the candidate must be trustworthy and be able to manage confidential information. This position is ideal for a resourceful person who thrives in a fast-paced environment, and who has strong communication skills. The Maintenance Technician will interact with site staff as well as vendors. This position also works with residents, completing work orders as directed by the Property Manager and in compliance with the Fair Housing laws. The candidate will fit well in an environment that rewards bright, self-starting, energetic, focused individuals with ever increasing responsibilities and challenge. The candidate will need to have strong problem-solving skills, work ethic, and organizational skills, as well as attention to detail, decision making skills, and the ability to work with others. Responsibilities and duties include but are not limited to the following: Responsibilities Include: MAINTENANCE: Complete, recommend, and document maintenance requests Respond to maintenance requests within 24 hours Assist with the coordination of work performed by outside contractors (snow removal, lawn care, etc.) Maintain and document all maintenance equipment used on site Maintain and document preventative maintenance program Develop, implement, and maintain record of inventory (supplies and tools belonging to the property) Prepare turnover units for leasing or move-in SAFETY/CODE COMPLIANCE: Ensure buildings, units, and systems are code compliant Maintain and safeguard key system Follow safety policies COMMUNICATION: Maintain excellent customer service standards Assist supervisor with scheduling and adhere to on-call schedule Communicate with Property Manager regarding maintenance operations Communicate health, safety, and welfare concerns to management team Communicate with site residents as to status of repairs or maintenance concerns FINANCIAL: Monitor and maintain an inventory of supplies and parts in accordance with the budget Assist Property Manager with preparation and adherence to the budget and capital improvement plan OTHER: Research hard to find parts Maintain technical knowledge and appropriate licenses All other duties as assigned MINIMUM QUALIFICATIONS: High School Diploma Minimum 2 years of related experience in property maintenance or other closely related field or any combination of education and experience that provides equivalent knowledge, skills, and abilities to perform the job duties satisfactorily Minnesota 2nd Class “C” Boiler’s license (where required) Minnesota CPO® license (where required) General knowledge of mechanical and property systems General knowledge of plumbing, heating, electricity, and carpentry Desire to learn and adaptable to change Demonstrated skills and experience in managing goals through collaboration and teamwork Ability to apply strong problem solving and analytical skills Excellent written and verbal communication skills Attention to detail Ability to organize with the ability to prioritize time-sensitive tasks Integrity and confidentiality Proficiency with Microsoft products: Word, Excel, Outlook, and Yardi; preferred but not required PHYSICAL DEMANDS: These physical demands are representative of the physical requirements necessary for an employee to successfully perform the essential functions of the Maintenance Technician job. While performing the responsibilities of the Maintenance Technician job, the employee is required to talk and hear. The employee is often required to sit and use their hands and fingers, to handle or feel. The employee is occasionally required to stand, walk, reach with arms and hands, climb or balance, and to stoop, kneel, crouch or crawl lift up to 50 lbs. Vision abilities required by this job include close vision. WORK ENVIRONMENT: The work environment characteristics described here are representative of those an employee encounters while performing the essential functions of the Property Manager job. While performing the duties of this job, the employee is occasionally exposed to moving mechanical parts and vehicles. The noise level in the work environment is usually quiet and moderate.
