You are provided this request for price so that you may quote the following landscaping services for Mangum Farms subdivision. All responses must be received by November 13th, 2022 to be considered. Please email the response (see email linked to posting). If selected, the landscaper will be required to sign a 12-month contract with Mangum Farms HOA. Please see attached diagram. Any area highlighted in green is an area that includes grass and needs to be mowed. Any area highlighted in orange is dense vegetation that should be cut down to one foot high or less. Any area highlighted in red is landscaping and/or mulch. All purple paw-prints designate animal waste stations that should be emptied on the same date that the grass is mowed. Payment Terms: The HOA will pay the landscaper for services performed on a monthly basis. On the last day of the current month, the landscaper will be required to mail an invoice to Sentry Management for services performed during that month. For example, if the work is performed in April, the landscaper will be paid in May so long as the invoice is mailed in a timely manner. All quotes should be a fixed monthly price, not hourly rates. Non-mowing months (January, February, November, and December) should be quoted at a lower rate than during mowing season (March – October). The landscaper must be legally authorized to do business in Granville County, North Carolina. If landscaper has employees who will perform any of the services stated in this document, the landscaper shall follow all state and federal employment laws and complete any necessary documentation and forms required by state and federal governments, such as but not limited to I9 forms. The landscaper is responsible for paying all federal and state taxes that they may owe. Landscaper may be required to complete forms to enable payment through Sentry Management. 1. To be considered, you must provide proof of general liability insurance which must be attached to the quote. a. Certificate of General Liability Insurance b. Workers’ Compensation Insurance as may be required by NC law. The landscaper is responsible for determining whether they are required to purchase this insurance based on number of employees. c. Insurance on all vehicles used to provide the services as required by NC state law. 2. Mow all grass areas on the property every week during the main growing season of March 2023 (start date TBD) through October 31, 2023. Green areas on attached diagram. All mowing must be performed on Monday-Friday and no earlier than 8am in the morning. 3. The overgrown vegetation area between Richmond Run and the parking lot and playground must be cut down to 6 inches or less in height once a month (March through October). Orange area on attached diagram. Vegetation within the perimeter of the tall pine trees can stay. 4. Edging of all walks, shrubbery beds, large rocks, or other paved areas adjoining the grass areas shall be completed on the same schedule as mowing. 5. Weed landscaped area around the front entrance rock walls and the park’s playground equipment once a month. 6. Add 3 inches of brown mulch once a year. Red areas on attached diagram. The cost of the mulch can be expensed separately. 7. Aerate, seed, and fertilize the grassy areas at the front entrance to Mangum Farms and around the playground and parking lot area. This must be completed during the month of September or October unless discussed with the HOA board. Landscaper must use and provide premium grass seed and fertilizer suitable for these areas. 8. Year-round service: All animal waste stations must be checked weekly and emptied of waste and replenished with new bags at least every other week. Purple paw-prints on attached diagram. 9. Year-round service: Large trash can at the community park must be checked weekly and emptied of waste and replenished with a new bag at least every other week. 10. Year-round service: Litter and other roadside debris along the common areas and within the park should be picked up and disposed of.
