Looking for pet for companionship - small breed dog or cat pref

My aunt is living alone for the first time. Her beloved 16 year old chihuahua passed away last year and she's ready to find a new companion to move into her new place with her. It's a condo with a small yard so it's probably best suited for a smaller breed dog or a cat. (Not totally opposed to a bigger dog as long as they are okay in a smaller living setting) She's wanting to adopt an animal that is needing a good home, preferably housetrained or litterbox trained. Maybe even more than 1 animal. Please reply with details and photos! Thanks!
