Now Hiring Skilled Maintenance Technician Overview: The Maintenance Tech will be responsible for managed property maintenance and supervision of hired contractors and vendors. Maintenance Tech will be responsible for minor repairs in units, interior and exterior, minor appliance repairs, appliance replacements, keys and lock changes, smoke detectors and co alarms maintenance, exterior property maintenance, continuous and annual as scheduled, creating managed property work orders and handling or hiring out for completion of such work orders. Maintenance Tech will also be responsible for vacancy turnover and making sure units are ready for rent in a timely manner. Maintenance will meet weekly with Property Manager and Leasing Agent and submit maintenance reports for units under work orders, work orders completed and work orders outstanding or continuing. Classification: Exempt / Non Exempt Primary Responsibilities: Oversee, maintain and inspect all designated buildings and properties. Maintenance repair requests for Managed Properties. Receive enter and process work orders received either by Tenants or Property Management team. Communicate with Tenants through Appfolio email – initial contact as paper trail for record. Follow up with text or phone calls. Following up and completing work orders, either doing work itself or hiring out contractors or vendors. Supervising hired contractors or vendors for property repair work. Follow-up with site visits and take photos of completed work for record. Submit to Property Manager or post on Appfolio records. Sign off on completed work. Coordinating with Property Manager for larger property projects and Capital Expense projects, scheduled or unforeseen. Return all calls and texts in a timely manner – no longer than 24 hours. Be on call 24/7 for tenant issues except when on vacation. Unit Interior work repair and maintenance - Install/repair sheetrock flooring and carpet repair, painting touch up, replacement of fixtures light bulb replacement, smoke and co alarm checks and updates. Basic plumbing and electrical and carpentry and misc Handyperson work Appliance repair and replacement as needed Exterior building maintenance – minor repairs or hire of vendors Oversee property landscaping and schedule annual, semi-annual, and bi-annual exterior and common area maintenance Inspecting units at vacancy notification from Property Manager and ordering part stock to conduct turnovers and get units ready to rent Make new keys for turned-over units, re-key locks or change out locks. Notify Leasing agent when units are ready to rent and keys are available Identify and order parts needed for repairs, maintain inventory of supplies. Keep OSHA records of hazardous materials storage and performance records, ie: ladder use, work safety practice – compliance with OSHA in case of Audit. Note all work order and contractor/vendor conversations in Appfolio logs Keep track of all receipts and maintain a Visa log – submit to the Bookkeeper Qualifications and Skills: • Minimum of two years' experience in this or related field (building maintenance, construction, remodeling, etc.) • Personal tools for use on job site • Basic computer/smart phone skills – Microsoft 365/Outlook, Appfolio and Rently • Verbal and written English communication skills • Must be able to climb stairs, walk long distances repeatedly, and lift 80 pounds (more with dolly) • Current, valid driver’s license with clean driving record for the past 3 years • Must own dependable transportation capable of transporting appliances and maintenance materials (truck, large SUV, or van) with current insurance Other Responsibilities: Tasks that are not the primary responsibility of the positions, but are nonetheless essential to the job performance. Customer Service skills are a must. Time management, organizational, and multi-tasking skills are necessary to work in a fast-paced environment, handling various tasks and changing priorities, while maintaining high attention to detail and accuracy to achieve daily assignments and goals. Education: High school Diploma or equivalent Working Conditions/Physical Requirements: The position is full-time and requires time integrity – showing up to work on time and staying through shift. Time integrity also includes achieving tasks in a timely manner as many Real Estate and Property Management tasks are time-sensitive. Some evenings and weekends may be required, but enough notice will be given should such requirements occur. The Maintenance Tech will be required to travel and may work evenings and weekends to attend to managed property repair issues – scheduled or emergency. This requires being on call 24/7 except for when on vacation. Work is usually at properties or remote with some office time required. There is much travel with this position. Environment is oriented to client service and subject to constant work interruptions. Employees may work under the stress of continual client and/or inter-departmental contact and pressure to meet deadlines. The employee must be able to utilize, phone, text and email to communicate with the Property Management Team. Must answer calls and texts within 12 hours.
