Summary/Objective The Maintenance Technician is responsible for performing duties to assist the Maintenance Manager in maintaining the day-to-day operations of apartment/facilities maintenance and for maintaining the physical assets of the properties and the company. Essential Functions Reasonable accommodations may be made to enable individuals with disabilities to perform the essential functions. • Follows the S.O.P. for Ledgeview Maintenance • Responsible for the proper documentation and completion of all maintenance service requests assigned. • Complete make-ready process of vacant apartments as directed in priority. • Work within expense limits established, coordinating with Maintenance Manager for support as needed. • Responsible for 24-hour emergency maintenance service as scheduled. Carrying cell phone as required for on-call maintenance. • Understand and assist in inventory controls for cost effective operations. • Monitor and maintain all building systems as assigned. • Responsible for alerting the Maintenance Manager and/or Director of Property Management of any unusual occurrence and/or damage that have taken place or that may occur. • Complete daily online payroll time sheets for self, notating daily all billable hours appropriately in Appfolio and recording payroll and billable emergency call units correctly as applicable in both systems. • Maintain a professional courteous manner with all residents, vendors, contractors, and fellow employees. • Assure safety standards are used which comply with all company, local, City, State and Federal guidelines. • Ensure compliance of all work-related activities in a fair, ethical, and consistent manner. • Follow established company policies. • This job requires exerting 50 to 100 pounds of force occasionally, and/or 25 to 50 pounds of force frequently, and/or 10 to 20 pounds of force constantly. • Special projects and other responsibilities as may be determined. Position Type/Expected Hours of Work This is a full-time position, requiring a minimum of 30 hours per work week. Standard hours of work and days are Monday through Friday, 8:30 a.m. to 5:30 p.m. (inclusive of 2 paid, 15 min breaks and a 1-hour unpaid lunch break). Required Education and Experience 1. High school diploma/GED or an equivalent number of years of apartment/facilities maintenance experience. 2. 2+ years of experience apartment/facilities maintenance experience to include skills in painting, repair, and/or troubleshooting of common apartment appliances. 3. Valid Driver’s License and reliable transportation
