Grid Property Management is a leading Property Management company based in Portland, Oregon. We were founded in 2006 and have grown to serve hundreds of investment property owners and over 700 units through the Portland Metro. We are in the business of residential and commercial redevelopment and management. Our current contractor has been with us for over 20 years, but is now winding down their business and retiring! We offer the rare opportunity for a REPEAT customer, job after job after job. We almost never change our mind, will stay out of your way, and will have another job ready to bid before you're even done with the first. All our projects are vacant houses and apartments, which means you'll be able to fit in our projects around the crazy schedule of your other customers' busy lives and schedules. You'll be bidding the next project well before you wrap on the current one. Few Changes: Over 3 decades we've developed clean documentation and clear directions. This means very few change orders. And even better, no homeowner looking over your shoulder and constantly changing their mind. Schedule Control: All our homes and apartments are vacant and free to work on all hours, all days. Bring in your extra crew when they have down time and know you'll have control to work when you want to work. Reliable Payments: All our turns are funded 100% at the time we close. So, the money is there for you to access immediately upon completion. Standardized Scope and Process: As much as we'd like to be custom renovators all our renovations are pretty much the same. Most of our materials come from Home Depot, our specs are detailed, scopes are consistent, and our expectation are super clear. Qualities we are looking for: Highly Organized, Timeline Driven: It's incredibly important that you're capable of clearly bidding and then smoothly preforming each turn within the timeline established. Act as Coordinator: We already work with our own reliable cleaner, landscapers, and carpet cleaners. We'll collect and approve bids but want you to coordinate the work completion with them directly. Attention to Detail: You need to be able to perform the work with an appropriate level of detail and in a workmanlike fashion. We want the jobsite to be left clean and ready for new tenants to move in EVERY time. Tech-Savvy: Grid has a tech driven approach to communication; all bid requests, bids, and invoices will be submitted via email. Licensed and Bonded: In the state of Oregon (and ideally Washington as well for a small number of other properties). Pricing: We're expecting competitive and most importantly, PREDICTABLE pricing.
