Description
The Maintenance Technician is responsible for the timely delivery of apartments made ready for rent, the timely completion of work orders for existing residents. A list of many of the required duties is below: Must have his/her own tools – hand tools and cordless power tools. Some larger and more expensive specialty tools will be provided by the company as needed. Participate in the on-call rotation Work together with the property manager to ensure timely and accurate completion of Security Deposit Transmittals Must participate in snow removal, including but not limited to: Driving the plow vehicle, Kubota, Ventrac Clearing snow and salting with other company provided equipment (snow blowers, shovels, etc.) Maintain a neat, well-groomed appearance Can guide, direct, and coordinate work for multiple projects concurrently Excellent organizational skills, ability to plan projects and jobs, prioritize work, and meet deadlines Must keep work area neat, clean, safe, and hazard free Must keep company owned fleet vehicles and equipment neat, clean, safe, and well maintained Must be able to pass a background check and pre-employment drug screening Physical requirements include sitting, standing, and walking. Must have full range of body movements including the ability to bend, reach, crouch, and work overhead Must be able to occasionally lift to 75 pounds Work hours range from 8-10 hours per day, five days per week Early morning, after-hours, and weekend commitments may be necessary – this is occasional Must have a valid Wisconsin Driver’s License Must be insurable by the company’s insurance company High school diploma is required Additional work within the scope of the job includes, but is not limited to: Plumbing: Replacing electric hot water heaters. Testing and replacing elements in electric hot water heaters. Replacing faucet cartridges and faucets. Replacing garbage disposals. Setting toilets. Repairing toilet tank parts. Snaking drains. Grounds: Grass Cutting. Cut grass, remove grass clippings, and other landscaping duties as assigned. (Lawn mower provided) Snow Blowing and shoveling (Snow blower provided) Salting walks and ice Garden/yard upkeep Completing water meter readings Planting and watering flowers and shrubs Procuring supplies, parts, and other maintenance items Pulling weeds and litter control Flooring Install and perform repairs on LVP (luxury vinyl plank) floors. Carpentry Basic and occasional trim carpentry: Replace damaged baseboard or casing Replace damaged door slab Hanging a pre-hung door Electrical Replacing light fixtures Replacing devices Drywall/Paint/Texture Must be able to patch and texture blend small to mid-size holes in drywall Painting apartments between make-readies, painting common hallways, maintenance, and mechanical rooms, building entry doors Small gasoline engine repair and maintenance: Changing belts Sharpen blades Change oil Miscellaneous Appliance repair: dishwashers, sleeve a/c units, refrigerators, electric stoves, electric dryers and washing machines. Light maintenance work orders, and apartment turnovers. Perform cleaning activities such as dusting, mopping etc. Perform minor repairs. Install appliances and equipment. Hanging blinds. Changing lights, interior/exterior Must not be afraid of extension ladders. Emergency Calls - must be available to assist with emergency calls.
