We are looking for skilled, energetic individuals to join our growing team. We are seeking a seasoned maintenance technician who has experience with community common area maintenance and janitorial, for two mobile home parks in Oceanside, a combined 541 spaces. Duties will be assigned under the direct supervision of the Community Manager, and regular responsibilities include, but are not limited to: Common area maintenance Common area janitorial (clubhouse, bathrooms, etc.) Minor electrical repairs on items such as appliances, fixtures, switches, and outlets, etc. Minor painting Minor plumbing repairs such as replacing fittings and faucets, clearing drain stoppages, etc. General maintenance such as replacing broken tile, screens, garbage disposals, fixtures, appliances, blinds, and locks; maintaining and cleaning the property Some gardening and landscaping work Irrigation repairs Troubleshoot utility system outages and problems Work with water and gas meter shutoffs Replace gas, water and electric meters at resident space Read gas, electric and water meters at each space Maintain accurate records of work performed Respond to after-hours maintenance emergency calls Qualifications - Applicant must: Be customer-service oriented; Possess a good work ethic and uphold the company values; Have a minimum of two years or more of recent experience in property management, apartment/residential maintenance. Mobile Home Park experience is a plus; Be able to work with minimal supervision; Be able to resolve challenges logically and know when to refer more complex issues to a higher level since duties and tasks are frequently non-routine; Demonstrate initiative, professionalism, integrity, and exercise confidentiality in all areas of performance; Be punctual, neat and efficient; Have basic use skills of Microsoft Office (Word, Excel, Outlook); Possess a valid California Driver's License, reliable transportation, and automobile insurance; Read, write speak English fluently.
