Responsibilities for a Groundskeeper/Porter: The Groundskeeper/Porter is primarily responsible for maintaining the curb appeal and cleanliness of the community. General grounds maintenance such as picking up trash and taking care of maintaining landscaping. They play a critical role in the “first impression” as this is what prospects first see. Keeping resident’s happy with a clean and well-maintained grounds is a critical role. They may assist with other duties as assigned by the property management company. Responsibilities for a Groundskeeper: The Groundskeeper ensures the physical aspects of the community are maintained and standards are met regarding the grounds, amenities, overall curb appeal, and provides support to the service team members. Essential Functions and Responsibilities of Groundskeeper which include but are not limited to the following: General custodial duties as needed throughout the property. • Cleans and performs general housekeeping and/or grounds clean-up duties- [trash, cigarette butts, pet waste, etc.] • Keeps sidewalks clear of trash and debris • Reports potential safety risk or repair concerns to the supervisor • Sanitizing door knobs and high contact areas • Cleaning of laundry rooms, communities restrooms, gym, movie room, ect. • Sweeping, mopping and vacuuming commons areas and hallways • Light maintenance which will include but is not limited to painting, trash pickup/ moving trash bins, replacing fluorescent light bulbs • Removing items left behind in vacated homes
