Maintain the day-to-day mechanical operations and to assume responsibility for helping maintain the physical asset of the properties under the direction of the Property Manager.
TASKS:
-- Perform a wide variety of general building maintenance repairs and services.
-- Assist in monitoring work being performed by outside contractors.
-- Monitor and maintain all building systems as assigned.
-- Responsible for alerting the Property Manager of any unusual occurrence and/or damage that have taken place or that may occur.
-- Inspect properties daily for safety issues and hazards.
-- Maintain inventory controls for cost effective operations.
-- Maintain a professional courteous manner with all tenants, vendors, contractors, and fellow employees.
-- Maintain monthly inspection and maintenance log of building and HVAC roof motors and fans. Report problems or major maintenance needed.
KNOWLEDGE:
-- General knowledge of HVAC, Electrical, and Plumbing are necessary to troubleshoot and complete minor repairs.
-- Knowledge of computer operations including HVAC Control Systems, Word, Excel and Outlook.
SKILLS/ABILITIES:
-- Must be able to multi-task and prioritize; the ability to analyze the situation to determine which one is a higher priority.
-- Organized and detail oriented.
-- Keep accurate records related to the time spent at job sites and the purchases related to any work performed.
-- Communicate effectively with others, both verbally & in writing.
-- Good driving record.
