Essential Functions and Conditions
Take point on the preparation and presentation of cost / budget information to the customer/owner. Including maintaining records of estimated and actual costs.
Comprehend plans and specifications for mix use, tenant improvements and major/complex projects
Have the knowledge and understanding of unit costs and production rates for self-performed tasks (light demolition, framing and painting)
Generate trade scopes and analyze subcontractor proposals for scope and price
Ability to work independently and as part of a team
Prepare subcontractor invitation lists
Within the invitation, provide instructions to bidders, trade specific clarifications and comprehensive bid packages.
Obtain bids from vendors and subcontractors for specified materials, products and scopes of work, identifying qualified subcontractors
Provide a complete project cost evaluation and recommend ways to reduce costs.
Collaborate with engineers, contractors and clients.
Organize an estimate package that clearly communicates project cost.
Prepare a project from first estimate all the way through subcontracts being formalized.
Identifies project risk and solutions while tracking project performance and projections.
Attend project site pre-bid meetings and site tours
