Service Manager Position Summary: The service manager is responsible for the overall performance of the maintenance staff within a community. Develops and maintains a high level of skill in all phases of general maintenance. Performs general maintenance including plumbing, painting, electrical, HVAC, hazardous material abatement, apartment turn-over, and appliance repairs in accordance with company standards, and in conjunction with management staff. Job Duties: Promotes positive, proactive customer interactions to make their Midwood Management experience of the highest quality. Manages maintenance team, contractors and vendors to ensure highest level of maintenance operations. Performs service requests, unit turns and preventative maintenance work throughout the community. Ensures community common areas and grounds are maintained according to company standards; conducts inspections, identifies and resolves any hazards. Performs work using safe work practices. Ensures completion of safety training and actively investigates and mitigates risks. Maintain inventory of parts and appliances; conduct general maintenance and maintain orderliness of facilities. Completes property preventative maintenance and preventative maintenance on required systems and equipment. Manages maintenance budget; manages inventory of parts and supplies and ensure costs are minimized and adheres to budget; communicates and prepares required reporting outlining budget variances and recovery plan. Monitors key performance metrics; ensures plans are in place to achieve company targets. Promotes a safe working environment; ensures all work is completed adhering to company standards and OSHA guidelines; conducts safety training is completed as well as training in electrical, plumbing, HVAC, etc. Performs porter functions as necessary. Variances in duties may exist by community type: Smaller Communities: Duties include completing both maintenance service requests and turnover of apartments. May work alone. Larger Communities: May work on a team that completes maintenance service requests or turnover of apartments Minimum Qualifications / Other Expectations: High School Diploma Five to seven years supervisor experience in maintenance operations; knowledge of repair, tools and safe work practices. Regular, consistent and timely attendance required On call required for after hours emergencies; Schedule may require work on weekends, holidays and evenings Occasional travel required
