Description

Essential Responsibilities:  Frequently walks the property and removes litter, debris, and pet droppings from the grounds including: pool area, laundry room, mail rooms, dumpster areas, recreation areas, grounds adjacent to the road and in front of office, walkways to and from, and in-between buildings, parking lots and drives, etc.  Performs “trash out” duties at vacated apartments on a daily basis. Removes all abandoned furniture, trash, boxes. Transfers to dumpster or storage area.  Transfers trash and other items left outside of dumpster into dumpster. Picks up and sweeps dumpster area.  Details property on a regular basis. Straightens pool and common area furniture. Cleans up trash and debris. Empties ashtrays; cleans and rakes shrub areas; shovels mud and checks chlorine levels. Sweeps and vacuums common areas. Uses blower to keep sidewalks and walking areas clear of loose grass and brush. Washes windows and glass doors in common areas.  Repairs and replaces windows, screens, sliding glass doors, etc. Performs routine maintenance on property as requested by manager and senior maintenance personnel.  Assists with various physical tasks as directed: e.g., tearing down fences, digging post holes, carrying abandoned sofas, etc.  Assists with “make-ready” duties when requested by the manager or senior maintenance technician.  Helps clean and maintain storage areas. Ensures that storage areas remain locked when not in use.  Performs interior and exterior painting duties when requested.  Completes minor and routine service requests when requested by manager and or senior maintenance personnel.  Periodically checks and replaces exterior lighting.  Constantly observes condition of property and immediately reports any unsafe conditions. Additional Responsibilities:  Wears necessary safety attire and/or uses appropriate equipment.  Performs other duties as assigned.
