I need a make-ready remodel of a single family rental property near 290 and FM 1960 in Cypress. The current tenants are moving out September 15 and I am looking for a contractor to get the home ready to sell or rent to a new tenant. This is a single story, 3 bedroom, 2 bath, 1650 square foot home. I am attaching pictures from several years ago for reference. I won’t know exactly everything that will need repairs until the tenant moves out, but here is the current plan: 1) Interior painting - including sheetrock repairs, clean and prep surfaces for painting, caulk doors, windows, and trim, paint all ceilings white (one coat), paint all walls gray (one coat), paint all trim and doors white (one coat). 2) Remove and install new carpet and padding in 3 bedrooms 3) Deep clean and make interior “ready to show” 4) Powerwash exterior 5) Landscaping (plant 15 bushes and shrubs, install 20 bags of mulch) 6) Make yard “ready to show” (remove weeds, trim, edge, etc.) I will plan to pay for materials myself. Please send me your estimate for the scope of work above with the following information: 1) Estimated labor cost to complete all of the above 2) Start date 3) Completion date 4) Any other details about what is included (or not included) in your quote. 5) Contact information This will be considered an estimate, and you will have a chance to walk through the home and revise your quote as needed after the tenants move out. Please don’t email to ask if the job is still available. If it is still posted on Craigslist, then it is still available. I will only reply to a short list of contractors who email me a detailed competitive bid for the scope of work above. I expect there will be additional repairs needed, but these will be discussed during the walk through and should not be included in your estimate above. Optional Repairs and Updates: - Possible replacement of the tile flooring in kitchen, dining, and bathrooms (depending on cost). - Miscellaneous repairs as needed (doors, cabinets, fixtures, plumbing, exterior) - Replace light fixtures - Install window blinds - Install new dishwasher - Fence repairs - Trim trees I want the work to start and finish as soon as possible after the tenants move out. I will be judging bids based on price, completion date, quote details, and any references you can provide from current or previous projects. If possible, I would like to come and walk through one of your current or previous projects to see the quality of your work. I understand there will be questions, which is why I will invite a small number of contractors to walk through the home before finalizing their bids. We can discuss the payment schedule during the walk through. Thank you.
