IF YOU DON'T HAVE THE TIME TO READ THE AD THIS AIN'T FOR YOU!!!!***************************** I need a contractor to give me a renovation bid on my house in Washington, DC. The previous owner got in a lot of trouble with the city renting it the wrong way and now I'm going to do it correctly. I got a small loan from the bank so I need a licensed contractor. If you are interested in doing the work, you need to reply with your name, the name of your company, and your license number. I HAVE to look you up and make sure your license is valid and that you can work in DC. You also need to be insured and bonded. I'm gonna ask you for the information when we talk. What I need done. It actually depends on the price you give me. I need to basically gut most of the house and come back and install new floors, a new kitchen and appliances, two full bathrooms, and one 3/4 bathroom. The floors aren't terrible and if you have a plan to save the floors, I'm happy to hear, otherwise, I want new floors. This house HAS to be turnkey. I'll show you a couple of pictures of the house that I like. The bathroom and the kitchen specifically need to look really good. To make things go quickly let me give you some information. The house will be delivered to you gutted most likely. I have a crew coming now and they are going to gut the bathrooms and kitchen. Maybe the floor. The walls and ceilings are fine. They just need paint. There are some sections of the walls and ceiling that need work but my guy might fix them. It's up for discussion. We may or may not need to change the ac unit but we don't need to do the ducting. The ducting is new but the unit is only 2.5 tons and should be 3.5 tons at least. There is a basement and the bid should include finishing the basement. I've already completed HALF of the basement. You'll need to frame and finish the other half. The budget that I have for this including parts and labor is about $82,000. This does not include the AC unit. The home is 1800 square feet two stories. There is one bathroom on the first floor and two on the second floor. This price should also include new windows. You must install new windows in the whole house and $80,000 includes you getting the windows. I've already priced the windows they should be about $5,000. I can give you the number where I got the bid. What if you don't have a contractor's license? If you don't have a contractor's license and you have proof that you have completed a job like this, then I'm going to need photos of at least two projects AND I want to see them. I'm serious. I wanna go and look and have the homeowner verify you did the work. Thats the only way. If you don't have a license and you mess something uo big and decide to walk away then I have to pay for that. There is no way in God's green hell that I'm going to pay you the same money I'd pay a licensed contractor the same about I'd pay one without a license. That's stupid. Payment Schedule Don't even think to ask for me for 50% upfront. Kiss my ass. I will pay for materials upfront and have them there at the site. Once 33% of the work is done, I will make the first payment. Once 66% is done I'll make the next payment, I'll hold the last payment until everything is complete. If you are interested in this project feel free to hit me up to discuss it. My price point has a little wiggle room but that's for licensed contractor's with a VALID license and insurance. Please don't email me and tell me that my price is too low. I'm a developer (not a contractor) and my job is to build houses so I KNOW what to pay. I don't want to argue with anyone, so if this is not for you just move on to the next ad. I appreciate it. Also when you TEXT me.
