Beautiful apartment community is seeking a Maintenance Technician to be part of our exciting team! Our medium-sized apartment community is located in the Fairview/Troutdale/Gresham, OR area. We are looking to add a motivated self-starter to our team who is thorough, experienced, organized, and enjoys building a positive environment for residents and co-workers. Our Maintenance Technician position is a key position of leadership and is responsible for completing maintenance repairs and performing preventative maintenance throughout the property. Our ideal candidate is a self-starter who enjoys working with others and displays excellent customer service skills, highly professional and communicative. WAGE: $18 - $20/hr less cost of apartment BENEFITS: Time Off - sick time, vacation time, and holiday time off with pay Monthly cell phone and gas reimbursement* SCHEDULE: Monday to Friday from 8 AM TO 5 PM (40 hours/week) & on-call as needed The requirements listed below are representative, but not exclusive of the knowledge, skill and/or ability required: • Live On-Site • Prior experience in any of the following: construction, plumbing, electrical, carpentry, hotel maintenance • Working knowledge of household appliances • Familiarity with electrical systems, plumbing and carpentry • Ability to read, write and communicate in English • Ability to climb, stoop, kneel, crouch and lift up to 100 lbs • Own or have access to properly insured vehicle for use in business transportation needs; maintain valid driver's license and state minimum insurance • Possess and transport own tools and materials needed for job • Must work with residents in a professional manner • Ability to communicate effectively and in a timely manner; both verbally and in writing • Excellent attention to detail and organizational skills • Able to work with little supervision • High school diploma or equivalent High school diploma or GED • Able to complete company training requirements for this position within pre-determined deadlines and attend other training sessions as required To perform this job successfully, an individual must be able to perform each essential duty satisfactorily with or without reasonable accommodations. Essential Functions: • Able to troubleshoot/repair minor electrical, plumbing, carpentry, drywall, appliances etc. • Represent the company in a positive and professional manner at all times • Complete all resident maintenance/repair requests in a timely and professional manner • Review punch list, prepare vacant apartments for market ready status through turn-over repairs and improvements in a timely manner or as instructed • Regularly inspect property and vacant apartments and coordinate the work and schedules of property vendors • Assist with inspect buildings and grounds for safety and cleanliness, and work with outside contractors as needed. Accompany all necessary building inspections and property walk through for owners, Management staff, brokers, appraisers and other interested parties • Alert supervisor of any potential liabilities or repairs. Identify property problems and repairs needed in the areas of structural, electrical, plumbing, and appliances • Keep accurate records of current space conditions including roof, HVAC, utilities and special circumstances • Utilize a P.O. system for purchases • Maintain and monitor interior and exterior common area cleanliness including but not limited to: snow and ice removal, landscaping, litter patrol, parking lots, garbage areas, etc. Make sure that the maintenance work area, grounds and common areas are neat and clean at all times • Participate in meetings and training sessions as required • Performs on-call and after-hours emergency services as required • Communicate with supervisor about any issues, or resident questions or concerns • Complete all required paperwork and reports on time • Other duties as assigned by the Property Manager and Regional Manager A pre-employment background check is required on all final candidates and other occupants 18 years old+ must be screened prior to start date.
