Commercial Real Estate Developer with two prime located Las Vegas Strip Commercial Retail properties with combined square footage of 250,000 has an opening for an experienced Full-time FACILITY MAINTENANCE MANAGER. The Facility Maintenance Manager is tasked with the overall maintenance and mechanical upkeep of two high end, large scale shopping centers on the Las Vegas Strip. This position will work alongside the Property and Project Management Teams and have regular, frequent contact with vendors, contractors, and building occupants while working in a fast paced team setting requiring effective communication. The Facility Maintenance Manager must be able to demonstrate technical competence and a concern for resolving mechanical and property issues while being able to represent the management team in a positive way with normal business decorum. Skills Effective communication, ability to foster teamwork, ability to meet deadlines, decision making, detail oriented, problem solving, management prowess, technical expertise. ● Manage, plan, and execute all required building maintenance for two high end shopping centers comprising approx 250,000 square feet of retail outlets on the Las Vegas Strip. ● Assist the Property Manager and other team members in the sourcing and handling of all necessary vendor contracts pertaining to various and routine maintenance items, activities, and tasks. ● Assist the management team in creating and adhering to annual budget process and be able to interpret variances ● Manage and ensure the operational safety, reliance, efficiency and capacity of all building systems, including the Energy Management System and utility system distributions. ● Create and prepare facility maintenance reports, including annual maintenance budgets, expected and unexpected expenses and their impacts on the Common Area Maintenance budgets, cost savings plans, and provide analysis as required to the Property Manager, Project Managers, and other team members. ● Create and manage alongside team members all maintenance processes, procedures, and legal requirements including vendor contracts, vendor W-9’s, vendor insurance policies and COIs, vendor check ins, contractor bonding and licensing requirements for the State of Nevada, and ensure that all implemented processes are being followed in a safe, efficient, and well documented manner to reduce premise liability. ● Ensure that all governmental, regulatory body, inspection, and certificate compliances for the properties various equipment and systems are being adhered to, including elevators, fire, alarm, sprinkler, utility systems, and other health and safety systems. ● Create, document, and monitor the annual schedules for all required governmental inspections, including fire safety inspections, health department inspections, and building department permits and inspections. Be present for any and all inspections. ● Create, manage, and maintain equipment log books and preventative maintenance schedules for the various building systems. ● Coordinate check in’s and meet vendors and contractors onsite and monitor their preventative maintenance and repair activities. ● Manage all the facilities planning, space allocations, and storage for required onsite equipment and other ancillary items. ● Develop and maintain relationships with building contractors, subcontractors, and third party vendors to the benefit of the management team. ● Monitor, direct, and guide contracted facilities personnel, including janitorial and trash operations. ● Assist the Property Manager and Security Contractors in creating and implementing lock and key tracking, door entry code, and parking pass systems. ● Performance of onsite carpentry, drywall, painting, plumbing, cleanup, lighting repair, and debris removal and cleanup. ● Experience in the monitoring, diagnosing and maintenance of following mechanical items; Roof hoods, exhaust fans, general electrical connections, breakers, belts, bearings, fan coils, filters, evaporator coils, condensation drains, heat exchangers, evaporators and condensers, thermostats, expansion tanks, chillers, water heaters, air dirt separators, hot water circulators, variable frequency drives, cooling fans, heatsinks, radiator pressure caps, sump pumps, elevators, escalators, fire alarm, plumbing, sprinkler, LED lighting, building envelopes, Energy Management Systems, central utility plants, and backup generators. ● Experience and familiarity with using Zoom and other similar remote team coordination software is a plus. ● Certification in the following facilities management is a plus Facility Management Professional™ Certification Certified Facility Manager® (CFM) Credential Sustainability Facility Professional™ Certification LEED Certification RETA, OSHA, CIRO, HVAC, RMP, SPCC, PPC, CPS, BOMA, IFMA Certifications Five years of experience of previous managerial and team leading experience in facilities management as well as physical fitness is preferred.
