Summary: Responsible for maintaining the general condition of the property regarding all aspects of electrical, carpentry, plumbing, mechanical, and painting. Additional primary functions include turning units in between tenants, completing maintenance request work orders on a timely basis and ensuring that all property facilities and apartment units are maintained to YK Property Managements standards Essential Duties and Responsibilities include the following (other duties may be assigned): • Maintain building, equipment, furnishings, fixtures, and grounds in a clean, safe manner acceptable to residents, employees, and guests. Skills will include but are not limited to the following: Air conditioning repair/maintenance; carpentry; plumbing; electrical; appliance repair/maintenance; and drywall installation and finishing • Read work orders and/or receive instructions from a supervisor regarding maintenance duties, log and complete through the Maintenance Software • Demonstrate the ability to correct problems and complete assigned maintenance and repair items in a timely, cost-effective manner • Maintain inventory and orders materials, supplies, and equipment as instructed • Inspect and test machinery and equipment • Report unsafe conditions to the supervisor and recommend corrective action • Perform and maintain a preventive maintenance program as required. • Maintain a clean, safe work environment • Respond promptly to maintenance requests • Participate in the training of new employees as required • Analyze and resolve work problems and assist others in solving problems • Handle all resident, guest, and employee requests courteously and professionally • Carry out other duties and assignments as assigned Serve on a rotating basis as the primary on-call after hours technician and ensure that coverage is available to always address emergencies. • Add ticket through Maintenance Software to record emergency service request received on company provided cellphone • Demonstrate good judgement on what is an emergency request vs what is not Qualifications: To perform this job successfully, an individual must be able to perform each essential duty satisfactorily. Education/Experience: High school diploma or general education degree (GED); and two (2) to five (5) years experience and/or training in general plumbing, electrical, and appliance repair. Computer Skills: To perform this job successfully, an individual should also have a basic working knowledge of Microsoft Word and Excel. Experience with work-order tracking applications is preferred.
