Need a place to live ASAP

Currently in a homeless situation and need help getting on our feet....looking for anyone that may be able to steer me in the right direction as far as programs...OR even a landlord willing to waive the first/last/deposit or needs work done on a property in exchange for letting us stay there(reduced rent not for free)....anything helps, please don’t be rude I’m not looking for a handout just a chance to get us in a better situation.....thank you in advance
