$500 SIGN ON BONUS! Provided after successful completion of 90 days full time employment. Experienced Maintenance Supervisor. Position available immediately. This position is responsible for the overall maintenance and appearance of all the resort facilities and grounds. The essential functions include, but are not limited to the following: Regularly inspect all buildings and structures to determine that functional systems are in good working order, making repairs where needed and inform General Manager when major repairs are needed. Perform and oversee the following: Electrical service and troubleshooting for buildings, all units, amenities, and structures. Water and septic plumbing service and troubleshooting for all units, amenities, and structures. Carpentry and painting work as needed for all resort facilities. HVAC service and troubleshooting for all resort facilities. Develop and ensure completion of preventative maintenance program for resort facilities. Ensure that work orders are completed thoroughly and that guests are very satisfied. Oversee grounds crew and routine maintenance of all exterior landscaping, trees, etc. - Confer with landscape consultants regarding resort beautification. Implement beautification programs with the General Manager. Install, maintain, repair, and operate resort machinery, equipment, and related systems. Operate and train maintenance employees on the use of light and heavy equipment, including zero turn mowers, tractors, excavators, and backhoes (as applicable). Flexibility to work during day, night, weekends and holidays. Participate in Manager-On-Duty program. Develop and implement cost reduction, work simplification, and method improvement programs. Develop and implement policies/procedures for effective property maintenance. Prepare and/or evaluate designs and specifications for all maintenance projects both in house and contractors. Supervise the installation and construction of all work - Submit daily and/or periodic progress reports to General Manager. Ensure that all engineering installations, construction, and operations comply with resort and government agency requirements. Review and evaluate all engineering leases, contracts, and bids. Submit recommendations to General Manager for approval. Maintenance department staffing: Hiring, terminating, and disciplinary actions. Performance evaluations. Control of room keys. Initiates required changes in assignment of room keys. Provide approval of requisitions and purchase orders for materials needed. Assist with supervising fire safety and implantation of program. Oversee the management of maintenance budget, expenses, and equipment depreciation. Process and submit payroll for department employees. Create and post employee work schedule two (2) weeks in advance. Minimum Qualifications (Knowledge, Skills, and Abilities) Minimum of 3-5 years of progressive experience and responsibility in a maintenance or similar field, two of which were holding a supervisory position directing a multifunctional staff. Ability to direct and coordinate the activities of the maintenance team. Skilled in conducting equipment inspections to identify and facilitate/conduct repair of machinery. Adept at identifying machine faults or building hazards to initiate repairs and adjustments. Knowledge of all engineering and maintenance areas. Familiarity with budgeting, forecasting, and payroll. Strong organization, oral and written communication skills. Good vision, either natural or with corrective lenses. Ability to work independently and manage multiple projects and deadlines. Strong leadership skills. Critical thinking, coordination, problem solving, observation, time management, social awareness, and persuasion. Manage, direct and complete assigned duties as directed. Ability to lift at least 100 pounds. Ability to sit or stand for extended periods of time. Strong computer skills. Attention to detail.
