Description

Hello, If you are a skilled carpenter or handyman with electrical skills and are interested in a short-time job, please read on. I am remodeling a large old home in Baltimore for my family. We have recently installed drywall and are nearly ready to paint the walls and ceilings but a lot of miscellaneous items need to be completed first. Such as: BASEMENT Open up drywall in basement wall under porch and seal up open drain line. Cut the unused PVC and cast-iron pipe sticking out of the floor under the porch basement window at the corner with the bathroom. Cut off the little pipe at the floor by the exterior basement door. Finish framing and drywall around column. Add leveling compound to level out basement floor. Finish ceiling drywall where partitions were removed. Rewire to accommodate removed partitions. Modify and install the recessed cabinets on the front wall. Reroute mini split condensation lines. Fix framing above drywall ceiling and reinstall drywall there. ENTRY HALL Cut out the bottom plate in the new hallway closet. Open up ceiling to expose skylight tube. Frame for skylight. MUD ROOM Finish framing and drywall in the mudroom. Seal up the new windows properly. LIVING ROOM Add spotlights over two display cabinets. Tape and finish drywall in the original coat closet. DINING ROOM Replace twisted stud and drywall at outside corner of the wall. KITCHEN Raise the outlets at the window wall. Add two outlets to the wall where the exterior door was. Finish the drywall at the rear refrigerator wall. Relocate the under-counter receptacle under the prep counter for the disposal. Relocate the switch to the right of the far right pantry niche. Add a vertical flat stud in the middle of each pantry niche. Reconcile hot wires and patch hole in drywall. Add the icemaker valve box at the frig. THIRD FLOOR Cover the exterior wall between the two new windows there. Fix the sloping soffit over the exposed brick at the common wall on the street side of the bedroom. Level the framing at the bathroom floor. STAIRWAY TO 3RD FLOOR Fix drywall joint at chair rail trim midpoint in the stairway. 2ND FLOOR Remove bottom wall plate in office closet. KID’S BATHROOM Relocate sink plumbing to the center of the wall. Relocate electrical box for light over mirror to center of the wall. Once this list is complete and the interior is painted, interior trim, doors and ceramic and vinyl plank floor tile will be installed as well as refinishing the hardwood floors and installing kitchen and bathroom cabinets and bathroom plumbing fixtures. After the inside is move-in ready, the next phase of work is on the outside to install new roof framing along the rear wall and installing SmartPanel siding over new 2x4 furr-out walls over the existing masonry wall along the rear exterior wall. Therefore, if your remodeling skills are excellent you may be able to stay on this job beyond the list of items above. Pay is negotiable and by the hour. If interested please email me. Include your experience, your desired hourly rate and why I should hire you. No smoking on the job. Only sober candidates will be considered. If you say you are going to be on the job at any time and don't show up, then just don't show up. You aren't going to work out. You must have your own tools and transportation and will be willing to sign a liability waiver. I am ready to start now. Thanks Lloyd
