Description
Experienced Maintenance supervisor needed for a multifamily community in the Pooler area.
Responsible for oversight and assistance in unit make ready's, turn scheduling, work orders, and grounds
Necessary Skills include: Plumbing, HVAC, Electrical, Lighting & Plumbing Fixtures, Appliances, and pools.
Able to help organize a large property, reduce work orders while completing emergency work orders same day, and be proactive in needs of property to help the manager. Knowledge of a budget and cost management also needed.
RESPONSIBILITIES:
- Oversee the daily repair and maintenance of the property
- Repair all workorder requests including Plumbing, HVAC, Electrical and other
- Assist in maintaining exacting curb appeal and superior cleanliness of buildings and grounds
- Assist in the scheduling and direct supervision of 3rd party vendor work
- Oversee the ordering and receipt of all necessary supplies for both maintenance and rehab
- Follow OSHA (Occupational Safety and Health Act) standards at all times
- Follow management directives regarding budget limits when ordering supplies or services
- Carry out the on-going property preventative maintenance plan
- On call duties are required and overtime may be necessary periodically
EXPERIENCE: Minimum three (5) years maintenance experience as a Maintenance Supervisor
SKILLS & CERTIFICATIONS:
- EPA Section 608 Type I and II or Universal Technician license preferred
- Valid Driver's License
- Must have own hand and power tools to complete job requirements
- Knowledge in maintenance to include carpentry, electrical, plumbing, septic system, heating and cooling systems, painting, drywall, use of power tools (pools and irrigation systems where necessary)
- Knowledge of Fair housing Laws
- Able to work with minimal supervision
- Able to assist team in moving heavy items
-Able to be on feet and cover grounds on foot throughout the day
