Cirrus Asset Management, Inc. is looking for an experienced dynamic individual to join our team at 164 unit Community in Lacey, WA. This is a great team! The Maintenance Technician will perform maintenance duties to ensure good resident relations; maintain and enhance the value of the community; and contribute to economic success of the property. Essential Job Duties: (But not limited to:) 1. Assist in preparing all vacant apartments to market ready condition as needed. 2. Respond to resident requests and work orders in a timely manner* ( 3. Perform on-call emergency service as required 4. Assist Maintenance Supervisor and Staff in preventative maintenance tasks to eliminate untimely and costly breakdowns in equipment, appliances etc. Functions may include, but are not limited to: Light bulb changes, filter changes, lock repairs, install/repair window coverings, caulking, painting, and unit turnover repairs. 5. Accurately document time sheets, daily maintenance logs, and other checklists as assigned. 6. Report any maintenance concerns for repairs on vacant, clubhouse, and common areas to Property Manager. 7. Assist Community Manager or Maintenance Supervisor on special projects (preventative maintenance, research on equipment, pricing etc.). Assist Community Manager and Maintenance Supervisor to meet budget requirements for tools, equipment, and repair items. 8. Works with Maintenance Supervisor to ensure the grounds and common areas free of trash and debris. 9. Responsible for the proper use of maintenance materials and equipment. 10. Consistently maintains a professional, courteous attitude when dealing with residents, coworker and general public, on and off the property in order to positively promote the property and the management company. KNOWLEDGE AND SKILLS: Basic knowledge of building maintenance principles including standard practices and methods of electrical power usage, plumbing, carpentry, drywall, painting and appliance repair. Knowledge of tools and equipment used in building maintenance such as but not limited to electric drill & saws, volt and gas meters, key machine, power drain cleaner (snake), ladders etc. Ability to read and follow directions needed to complete assigned tasks.
