Commercial Real Estate General Maintenance RMG Management is a fast-paced successful San Fernando Valley based property management firm located in Woodland Hills, California. We have an immediate opening for a Commercial Real Estate General Maintenance employee. This is a full-time, non-exempt position and includes a competitive salary and complete benefits package. The ideal candidate will have a minimum of 5 years’ experience working in maintenance. We are prepared to offer a competitive compensation package depending on your qualifications and experience. $45,760 to $49,920 yearly commensurate with experience Full-time Benefits: medical, dental, life insurance, LTD, AFLAC, 401K Company vehicle provided during working hours Qualifications & Responsibilities: Must have at least 5+ years of experience in maintenance Must be able to multi-task Must communicate clearly, concisely, professionally, and politely with tenants Must have good verbal, written and in-person communication skills Bi-lingual (Spanish) is strongly desired by not required Will work in a challenging environment with deadlines Must be detail oriented and results driven Ability to follow instructions and willingness to “take ownership” Extensive knowledge of building systems such as plumbing, electrical, roofing and HVAC Excellent analytical, critical-thinking, and problem-solving skills Ability to identify issues and determine repairs that are needed Ability to plan maintenance schedules Ability to work quickly under pressure Ability to follow instructions from supervisors or senior management Must have knowledge of Cal/OSHA regulations Must have reliable transportation and a clean driving record Activities will include *(but shall not be limited to): Oversee four commercial office buildings Ensure properties are clean, bathrooms are stocked Order supplies and materials as needed for repairs and maintenance Look for hazards such as slipping, tripping, or falling objects Inspect plumbing pipes/sprinklers for leaks Ensure non-public areas are secured Clean and assist with upkeep of the facilities Make sure exits are not obstructed, parking lots free for vehicles to move around in Check elevator/fire extinguisher permits are up to date Check elevator rooms and elevator operations for issues Ensure buildings are free of graffiti and vandalism Smoking areas are free of debris and are clean Insect and look for pest infestation present at property Building roof and drains should be clear of debris A/C units are running properly, condensation running into roof drains Storage areas are clean/organized Perform general repairs that do not require a specialized technician Performs routine maintenance on building systems Performs other related duties as assigned Required Skills: Knowledge of building systems such as plumbing, electrical, and HVAC Analytical and problem-solving skills Ability to identify issues and determine repairs that are needed Ability to plan maintenance schedules for building systems Education and Experience: High school diploma or equivalent required At least five years of maintenance experience required Physical Requirements: Must be able to traverse property and facility to diagnose building issues and plan repairs or maintenance Must be physically able to perform repairs when needed Must be able to lift 50 pounds at a time Must be able to sit, kneel, squat, twist, bend, crawl, climb ladders Must be able to endure prolonged periods of standing and walking Ability to use hand tools and power tools
