MAINTENANCE TECHNICIAN We seeking a responsible team member to provide the duties associated with the position of Maintenance Technician for the multiple apartment communities. SECTION 1. POSITION INFORMATION Scheduled Days/Hours: 30-40 hours per week to be completed between the hours of 8:00 a.m. and 6:00 p.m. – ½ hour minimum mandatory lunch break each day SECTION 2. DESCRIPTION OF DUTIES The purpose of this position is to assume responsibility for maintaining the physical asset of each property. The job duties listed are typical examples of the work performed by positions in this job classification. Not all duties assigned to every position are included, nor is it expected that all staff members will be assigned every duty. AREAS OF RESPONSIBILITY TO INCLUDE (but not limited to): • Be motivated, organized, have good communication skills, and be able to meet deadlines while working under pressure with little or no supervision. Be able to maintain a professional courteous manner with all residents, vendors, contractors, and fellow employees. Ensure compliance of all work-related activities in a fair, ethical, and consistent manner. • Responsible for the completion of all maintenance requests as assigned. Emergency maintenance requests should be completed within 24 hours of receipt. Non-emergency-related maintenance requests are to be completed within 48 – 72 hours of receipt. • Complete make-ready process of vacant apartments as directed by the property managers. Vacant units should be ready for move-in within 5 – 7 days of a unit becoming vacant, or when a unit’s rehab has been completed. • Maintain inventory controls for cost effective operations. • Coordinate special projects as directed by the property managers. • Carry a cell phone as required for on-call maintenance and maintenance communication with other staff. • Complete grounds work when directed by property managers, which may include picking up trash and blowing parking lots, sidewalks, and dumpster areas. In addition, this position may be required to maintain landscaping beds and other areas. • Complete payroll time sheets and submit to compliance property manager/bookkeeper by the first work day following the 25th of the month. • Assure safety standards are used which comply with all company, local, City, State and Federal guidelines. • This job requires exerting 50 to 100 pounds of force occasionally, and/or 10 to 50 pounds of force periodically. Must be able to work outside in all weather conditions. • Perform other related work as assigned. SECTION 3. ADDITIONAL POSITION RELATED INFORMATION • The individual in this position must perform duties in a manner which promotes customer service and harmonious working relationships. Tenant/employee relationships are to be kept on a professional level at all times. • This position requires regular attendance. Excessive absenteeism or repeated tardiness is not acceptable • Maintain complete confidentiality regarding sensitive tenant information to other tenants, vendors, former employees, co-workers, etc. with the exception of management as the need arises. • All employees are responsible for safety in the work place. Employees must do everything reasonable and necessary to maintain safe working conditions at all property work sites. • All employees are required to have extensive knowledge of federal and state Fair Housing practices and will attend trainings as instructed. • Employees will be required to provide their own transportation between assignments. All properties are in the city of Albany. When using your personal vehicle for business purposes you must: Possess a valid state driver’s license and provide a copy to the operations manager. Maintain a satisfactory driving record Follow all DMV regulations and laws Maintain full liability insurance and provide a copy of the current insurance certificate to administrative staff. Follow safe driving practices. SECTION 4. REVIEW OF WORK This position is directed by the supervisor and/or person designated by the Board of Directors. This position will have a 90-day probationary period and performance will be periodically evaluated.
