Creative financing or Owner financing wanted

Hello everyone I am looking to buy a home in Chittenden, Washington, or Essex Counties. I am looking for something with a bit of land and at least 3 bedrooms,2 bedrooms w dean or finished basement, additional apt or with a mother-in-law suite. I am looking to enter an agreement with a seller who will offer creative financing/Owner financing options. I know that this isn't conventional with the price of real estate but it's workable. My ideal situation is you the seller telling me what you want to finance me, I would like to pay you the finance charge which will be the down payment to avoid any prepayment penalties and be able to pay the house off early if I choose with no confusion or loss on the seller's part. I am actively securing funds to put towards the overall purchase, and I prefer a term of up to 4-5 years as a safety net but my intention is to be paid in full within 2 years or sooner depending on the price. I am looking for something that has immediate move-in or will be ready soon. I will consider homes that need updating, minor work, commercial, duplexes, back taxes, and small farms.
