Musician townhouse for rent

Giving a heads up to any musicians out there looking for a cool place to live, that you can also jam without disturbing the neighbors. I've lived next door since 2014 without any complaints. I play a wide variety of styles, but sometimes pretty loud, like hard rock/metal. I respect the neighbors and try to quit around 10 during the week, 11 on Fri and Sat. I usually only play a couple times a week at most. Anyway it's in a duplex/townhouse, two bedrooms, 1.5 bath, appliances updated this year, big garage, wooden fenced big back yard, on a dead end street, close to elementary school and lots of shopping/eating/drinking options. The current renter has been an awesome neighbor, but he's buying a house so will be moving out soon. The owner hasn't listed it yet, but i'm guessing it will be in the $1,600-1,800 range. I can let you know when it's listed for rent.
