This full-time position will assist and support the Community Manager in conducting duties and performing responsibilities related to managing multi-family properties. Time will be split between the two student housing properties. Assistant Facilities Manager Job Details: Hours – Full-time, Monday - Friday! Pay Range – Starting From $50,000 / year Location – Minneapolis, MN - Right next to U of M! Benefits: 401K Match Excellent and affordable health care benefits Paid vacation and sick time Auto Mileage Reimbursement Floating Holidays Tuition Discount Opportunities/ Scholarships/ Student Loan Forgiveness (site specific, ask for details) Job Responsibilities: Oversee the Preventative Maintenance Program and ensure all mechanical equipment, emergency systems, building fixtures and groundwork is completed as needed and/or required Orders/maintains inventory of maintenance and housekeeping supplies Ensure the grounds; trash, sweep, dumpster areas, snowplow, etc, are completed Ensure and oversee the maintenance of the HVAC system to ensure proper air quality and comfortable temperatures throughout the property Test and schedule inspections on the fire protection systems as required by code Oversee the Preventative Maintenance program, review monthly reports, and follow up/inspect as necessary. Provide reporting to the Community Manager and Corporate Office. Work with vendors to get three competitive bids and prepare bid comparison and Project Authorization Form for all projects are directed Coordinate apartment “turns” in conjunction with Community Manager including: Assure that cleaning and maintenance are complete, coordinate vendors, maintain tracking system of additional charges, complete pre-move out inspections, move out inspections, and post turn inspections Assistant Facilities Manager Qualifications: Experience in Maintenance and/or Facility Maintenance High School Diploma or equivalent required; some college preferred. Property management, leasing, customer service and/or supervisory experience preferred. Knowledge of basic building maintenance, landscaping and grounds and housekeeping practices and procedures.
