In search of business/industrial zoned commercial space for rent

I'm in search of a small-ish commercial location that is zoned for business or industrial use to get the ball rolling on a start up business here in southern Indiana. The location can be in the radius of Jeff, Floyds Knobs, Scottsburg, to Utica. Trying to stay out of New Albany itself, though. Jeffersonville preferred. Not looking to break the bank on rent. $500-$900 is the pocket I'm looking for. I don't need a ton of space, just looking for something that will get the job done with maybe a handful of parking spaces or street parking nearby. Anything from a brick/cmu building to a pole barn would work, as long as it either has sprinklers or we can get them installed. I wouldn't be opposed to renting vacant land if utilities are there and you'd allow me to build with shipping containers or erect a metal pole barn. Sprinklers in the ceiling are needed. I'd also need at least one 240 outlet or your thumbs up to have one installed. I also may need to change the placement of outlets to 4ft above the ground, as well. Happy to discuss my business intentions.
