Position Summary: Perform general building engineer services as an independent contractor 40 hours per week to the Master HOA Association (and three sub-HOA associations of the Master HOA) located in North Boulder for a fixed fee. The HOA will separately pay for materials at cost. Building Engineer will be located at and work on-site at the HOA properties. Building Engineer will perform general upkeep and maintenance duties. Maintain buildings exteriors, some interiors, and common areas for maximum cleanliness, professional appearance, function, and safety of the property and residents. We want to find a person who will take pride and ownership of the community and will be the eyes and ears within the community. The Building Engineer is an independent contractor and will receive assignments and direction from the Community Manager of the HOA and the Board of Directors of the HOA. There will be direct communications with the Boards of Directors of several HOAs, including written daily and monthly reports of tasks performed and plans for future work. As an independent contractor, there are no employee benefits. The independent contractor is responsible for paying his/her own taxes, workman’s compensation insurance, health care, and complying with all laws. Duties and Responsibilities: • Building Maintenance: Work with Community Manager to manage all activities related to the maintenance and repair of any building and HOA property issues, interior and exterior. Perform maintenance work as necessary to maintain the community to the highest standard including but not limited to: • The HOAs have several independent contractors who provide snow removal, landscaping, fire alarm, lighting, trash removal, repair and other services. The Building Engineer will assume some of those responsibilities and coordinate, help as needed, and oversee 3rd party contractors’ performance of their services. The Building Engineer is the first line of defense to keep the community in the best possible shape and will ideally be a ‘person of all trades’. • Building Engineer will help contractors gain access to the different buildings as needed. • Provides consultation or expert advice to management • Involved in planning long- or short-term maintenance objectives • Investigates and resolves matters of significance on behalf of management • Monitor and perform lighting and bulb replacement in the community • Lights maintenance, electrical work • Plumbing • Storm water drainage management • General maintenance • Grounds keeping • Landscaping to supplement general landscape contractor (trimming, weeding, planting flowers and trees) • Pick up litter, including dog waste • Maintain trash areas • Maintain dog stations • Power washing • Snow removal, maintenance as needed to supplement snow removal contractor • Investigate and report any damage to the Community Manager • Make any repairs possible, coordinate with the Community Manager. • Drywall repairs • Review property for any visible signs of maintenance or security issues that may impact residents • Painting • Irrigation repairs to supplement landscape contractor work • Other duties or special projects as assigned • Window washing • Parking lot maintenance • Garage and gutter maintenance • Holiday lighting • Roof maintenance and repairs • Keys and locks maintenance • Assist with enforcement of HOA rules • Investigate and respond to complaints • Respond to trespassers • Provide written daily reports of work performed • Provide written bi-weekly reports of work performed in prior 2-week period and work to be performed in the next two-week period Qualifications and Abilities: • Requires at least 3 years’ experience in residential property or facilities maintenance. • Training and experience in plumbing, electrical, and building repairs/work/maintenance. • Must have completed a background check with satisfactory results. • Reliable and responsible • Good time management skills • Good problem solving skills • Must be able to do heavy lifting, maneuvering, and physical work such as cleaning, moving dumpsters, sweeping, carrying of deliveries, supplies, etc. • Must be a clear communicator; written orally, and via the computer; and be able to work courteously with a variety of people including owners, residents, the general public, property staff, property management, contractors, and service providers • Must be well groomed and professional in appearance and professional in conduct • No smoking on HOA premises Physical Demands: The physical demands described here are representative of those that must be met by a Building Engineer to successfully perform the essential functions of the job. While performing the duties of this job, the Building Engineer is regularly required to sit, stand and walk; use hands to handle or feel; reach with hands and arms; and talk and hear. Additional physical requirements include: • Ability to lift, push or pull up to 80 lbs., using proper body mechanics and/or available equipment • Ability to bend, kneel or climb ladders to perform maintenance tasks • Ability to work outdoors in harsh weather conditions (winter and summer temperatures) This job description is intended as a guide, and is not a comprehensive list of duties.
