We are currently hiring an Assistant Manager – Rover for our Self-Storage facility in Simi Valley. This position will also be the rover for our other two locations in: Thousand Oaks and San Dimas. This will be coverage for staff during vacation, sick or leaves of absences. Will rove a minimum of 2 times per month. We will pay mileage and travel time. Position Overview: Will be responsible for all phases of the self-storage operations: customer service, leasing space, preparing leases and all supporting documentation, contribute to marketing functions, financial review and general office duties. Follow safety rules and regulations. ESSENTIAL FUNCTIONS-ASSISTANT MANAGER Promote rentals by handling telephone and personal inquiries. Guide prospects or current customers through the rental process, tour available spaces/amenities, identifying storage needs and provide solutions, prepare rental agreements and maintain files. Process move-outs and make sure overall appearance of vacant space is presentable and in good standards, walking through space after tenant vacates. Tenant relations: Customer Service of tenants, deal with complaints, questions, leases, and enforcing rules and regulations with tenants. Collection duties: Conduct collection calls for delinquent tenants and collect past due balances on a daily basis and assist with auction procedures and auction file upkeep and processing. Assist in marketing duties. Keep inventory all supplies Photograph damaged areas of space and reports the damages accordingly. Report and document all emergencies and incidents Daily inspection of facility, including daily rental checks, maintenance matters and all common areas. Cleaning of the following including but not limited to the: office, public restrooms, vacant units and common areas. Pick up trash from property as necessary. QUALIFICATIONS: Minimum 2 years experience as a self-storage assistant manager. Must have computer knowledge with: MS Office (Word, Excel, and Outlook). Knowledge of self-storage software such as Center Shift, Sitelink, or Sentinel. Excellent customer service skills. Ability to read, write, and communicate in English. Exercise considerable judgment and discretion involving confidential information. Excellent time management, organization skills and be dependable. Able to handle multi-tasks and be able to prioritize workload. Must possess a valid Driver’s license, registration, and valid car insurance and be willing to use personal vehicle to travel for business purposes. PHYSICAL DEMANDS: Sitting up to six to eight (6-8) hours per day in front of computer monitor. Walking and standing intermittently for 2-4 hours. Bending, standing, going up and down the stairs occasionally and intermittently for 2-4 hours. Constant use of right and left hand six to eight (6-8) hours for typing, simple grasping and fine manipulation. Frequent reaching below shoulder level to get to lower files. Able to lift, push, or pull up to 25 lbs. Requires business travels to coverage locations, canvass competition and necessary training.
