Job Description - Part Tine-Porter Current position available is for a full-time union porter in a cooperative property consisting of 60 apartments. The work description listed below may not be all comprehensive and certain duties may not be specifically outlined. • Inspects both interior and exterior common elements of the property paying close attention to ensuring litter, cigarette butts and garbage is picked up, disposed of in a legal and proper manner. • Sweep and mop floors on a regular basis, based on work schedule. • Vacuum carpets on a regular basis based on work schedule. Report stains to the superintendent for prompt attention to the removal of stains. • Dust doors, moldings, hand rails, spindles etc. and stairwells. • Remove any cob webs along ceiling areas and corners at each landing and stairwells. • Inspects laundry rooms, removing lint from dryer traps, wiping down Dust buildup in these rooms are common and all areas are to be dusted paying special attention to venting pipes, window sills, walls, doors, baseboard areas etc. Sweep and mop laundry room floors. Remove trash & recyclables from the appropriate containers. Report any machines that are not working to the superintendent for proper notification to the Laundry Company and Management Company. Written memorialization is needed in the superintendents work log. • Maintain neat and orderly storage, work rooms, and office. Dust buildup in these rooms are common and all areas are to be dusted paying special attention to plumbing pipes, window sills, walls, doors, baseboard areas etc. Sweep and mop floors as necessary. Rooms are to be inspected twice a week. • Clean common area windows (interior & exterior) based on location and safe access. • Assist the superintendent with grounds as directed and maintain a neat and tidy appearance. This will include lawn areas, walkways, parking lots. Light Landscaping duties will be required. • Common area lighting (interior/exterior) to be addressed as necessary reporting any lights that cannot be safely changed without assistance or an outside contractor. • Be readily available and capable for snow/ice management of the property. This will include times in which snow falls after hours, weekends or holidays, in adherence to the union contract. • Be readily available to assist superintendent with items on the property. This will include grounds keeping, minor maintenance issues that assistance would be required, and property emergencies such as water damage mitigation. • Be able to document items needing attention on the property and informing the superintendent accordingly. Expresses the ability to distinguish between routine items compared to those that would need immediate attention. Keep safety of persons and property at the forefront. • Ability to compile a list of supplies needed and present it to the superintendent for securing ordering in a timely fashion. The preferred candidate must possess the personality to be able to work in a professional environment, providing a courteous approach, paying attention to detail and working well with others. Good communications skills a must. Must be able to work independently and be able to follow directions. Minimum of two years’ in a similar work environment with the desire to become familiar with this specific property. Knowledge of grounds keeping equipment, basic cleaning techniques and cleaning materials is a necessity. Provide any certificates held along with any technical training received with your resume.
