Position Summary: As the Maintenance Technician reporting directly to the Maintenance Director, you will ensure the provision of quality maintenance care in accordance with Federal, State and Local regulations while maintaining the building, interior of building and grounds safely, and in exceptional appearance and working condition. Reasonable accommodations may be made to enable individuals with disabilities to perform the essential functions. • Under the supervision of the Director, performs routine maintenance duties to complete all service requests for repair and maintenance of all grounds, buildings, apartment homes, and equipment in a timely and cost-efficient manner. • Assists in the execution of preventative maintenance program. • Communicates with Supervisor for needed technical advice, product information, research and quality assurance guidance. • Advises Supervisor of the overall condition of the equipment and furnishings of the community. • Assists with Fire Safety and Disaster Preparedness Evacuation procedures. • Interacts with residents and staff in a courteous and friendly manner. • Other duties as assigned by Supervisor. Qualifications, Education and/or Experience: To perform this job successfully, an individual must be able to perform each essential duty satisfactorily. The requirements listed below are representative of the knowledge, skills, and abilities required. • High school diploma or equivalent and 1+ years of related experience. • Collaborative team player able to establish effective working relationships with team members. • Possess sound organizational skills with the ability to multi-task and with a strong attention to detail. • Demonstrated communication excellence, verbally and in writing. • Dependable with a strong work ethic. • Possess an appreciation of seniors and an understanding of the aging process. • Ability to work with basic mathematical concepts such as addition, subtraction, multiplication and division. • Ability to apply concepts such as fractions, percentages, ratios, and proportions to practical situations. • Must have basic technical knowledge and mechanical ability to perform routine maintenance and repair on mechanical and electrical equipment and possess a basic knowledge of construction principles. • Must exhibit and promote a high level of customer service, hospitality, curiosity and friendliness towards all prospects, residents, visitors, employees and the overall community. • Thoroughness & detail oriented. • Goal- and result-oriented, as well as self-motivated. • Sense of professional curiosity, desire to learn new things, and to find / recommend solutions to problems • Great communication and interpersonal skills required along with the heart and passion to work with older adults while providing the best care possible. • Must have the ability to remain calm in stressful situations, to be flexible, to work well with many interruptions and have skill in multi-tasking.
