Currently looking to fill the below positions: Lead Maintenance-Arlington Maintenance Technicians-Dallas (Filling two positions) Make Ready Technician-Dallas ESSENTIAL DUTIES AND RESPONSIBILITIES: Other duties may be assigned as needed. · Responds to work orders as directed by management (within 24 hours). Any work orders not completed due to lack of supplies, parts or an outside vendor is needed; must notify the onsite manager and resident. · Ensure that job assignments and work orders are carried out promptly, efficiently, courteously, and in the accordance with established procedures. · All maintenance request must be on a formal work order provided by the management team. Once completed; notes as to what was done, parts needed must be written on the work order and signature and date of completion is required. · Oversees all work performed of outside vendors. · Repairs maintain and install machines, tools, and equipment to ensure continuous operations. · Performs maintenance activities on utility systems to provide the continuous supply of heat, steam, electric power, gas, or air required for operations. · Assists in ongoing preventive maintenance program in conjunction with other engineering and maintenance staff. · Must check in and out daily with the Property Manager. · Must meet with Property Manager daily to determine what the priories and needs are for the day. · Inspect the general physical condition of the property, operating machines and equipment for conformance with operational standards. · Identifies low levels in property supply inventory and identify and report all needed supplies to be kept on hand; maintains inventory including proper storage and knowledge of use. Regional Maintenance Supervisor must approve all supply orders over $250-$500 (depending on properties budgetary needs) Contact your property manager for approval requirements. · Assists in compliance with Hazard Communication Program, including Material Safety Data Sheet (MSDS), labeling, storing and handling of materials, etc. · Assists with the identification of safety procedures, equipment, and protective clothing requirements. · Assists in the application of key control policies and procedures. · Represents the company and interfaces with tenants, relaying tenant and property needs to the property manager. · Inspect buildings, including roofs, gutters, and common areas regularly · Conduct pre- move out inspection, to determine what requirements are necessary to restore the unit to a make-ready condition following established procedures. · Schedule all regular unit turn work by the company policies. · Work with Renovation team on all unit renovations. · Maintain, all fire, life safety on the property. · Responsible for reporting any service requests that cannot be complete inhouse and that require an outside vendor to the property manager. · Maintains a neat and professional appearance at all times. . Responsible to ensure and maintain the property curb appeal
