Reports to: Regional Maintenance Director
Required Skills: Yardi (or a Property Management Program), Outlook, and the ability to communicate professionally and effectively with residents and vendors on the telephone and in person. Adhere to federal, state, and local laws regarding the operation of the community and Fair Housing. Comply with the community’s operating and safety policies and procedures. Must be HVAC certified Type I & II and Certified Apartment Maintenance Technician Certificate (“CAMT”).
General Description of Responsibilities:
All tasks and duties assigned by Community Director, including, but not limited to:
Provide high-quality, excellent customer service to all residents.
Responsible for the day-to-day supervision and monitoring of maintenance personnel and vendors.
Maintain high physical standards of the building and grounds; be aware of any potential safety issues and respond accordingly.
Negotiate contracts and evaluate bids about the operation of the property and make recommendations to the Community Director.
Negotiate and evaluate prices for stock inventory, ability to maintain current part inventory, and order parts as needed for the Make Ready of upcoming units.
Assist with the preparation of the annual budget. Efficiently operate within established guidelines of the current budget, set high standards, and provide support and assistance to the maintenance team.
Must have the ability and skill to repair and maintain the following: HVAC equipment, electrical, pool and spa, plumbing, appliance repair, and roof repair.
Responsible however for accurate completion of work orders for example: accurately documenting inventory items and turning w/o into the office daily for input and completion in Yardi.
The flexibility to work on weekends including on-call hours;
Assist with new hire and training of maintenance personnel.
Ability to maintain and update the maintenance board in the office and on the computer.
