Description
The Part - Time Maintenance Technician helps maintain the grounds, facilities, and amenities of the Condominium & Commercial Association and reports to the Maintenance Supervisor or Community Association Manager. He or she ensures that all mechanical systems and equipment are functional and properly maintained in a clean and aesthetically appealing condition. Duties & Responsibilities • Assist leads and manager/supervisor with Building, HVAC, elevator systems including monitoring and trending, troubleshooting and repairs • Complete weekly preventative maintenance within established timelines. Painting or touch up of all common areas as needed. • Assists in periodic inspections of buildings and structures. • Checks all lighting daily. • Responsible for daily communication of all pertinent information regarding building infrastructure, systems operation and maintenance to departmental management and maintenance teams • Maintains equipment parts and inventory of supplies • Reads and comprehends technical manuals and schematics or other related instructional materials necessary to make repairs that comply with technical specifications • Performs other duties as assigned Minimum Requirements • High School Diploma or equivalent • 1 - 2 Years' experience in high rise building maintenance • Possess a current valid Driver License • Ability to maintain a safe and clean working environment by complying with procedures, rules, and regulations • Responsible for housekeeping and clean up all maintenance areas, rooms, and all project areas on a daily basis • Ability to document and effectively communicate needs and irregularities • Knowledge and ability to operate tools of the trade • Knowledge and skills in carpentry, plumbing, and painting • Ability to read, write and understand verbal and written instructions • Must be fluent in English and Spanish • Ability to work any shift, weekends, and holidays, perform on-call and respond to after-hour emergencies • Ability to work well in a multi-ethnic and multi-cultural environment with Residents, Owners and staff. • Schedule Monday, Wednesday, Thursday, Friday & Saturday 8:00am – 12:00pm Physical Requirements: Ability to lift S0lbs. following appropriate safety procedures: Work in an upright standing position for long periods of time. Crawl in small and tight spaces. Ability to work in different environmental working conditions (e.g., heat, cold, wind, rain.) Walk and climb stairs. Handle, grasp, feel objects and equipment. Reach with hands and arms. Communicate, receive, and exchange ideas and information by means of spoken and written. Ability to navigate property/buildings quickly and easily are required to meet the job functions. Repeat various motions with wrists, hands, and fingers. Ability to detect auditory and/or visual emergency alarms. Ability to work extended/flexible hours and weekends based on project requirement. Driving when necessary. Ability to climb ladders and work at heights above ground level (maximum 12-16 ft). Working Conditions: Work will be divided between indoor and outdoor work. The proportion of indoor to outdoor work will fluctuate.
