Essential Duties and Responsibilities:
• Works with Property Manager to plan preventive maintenance programs
• Review’s inspection, repair reports and observes progress of work to evaluate efficiency and work quality
• Ensures maintenance staff/vendors completes all work orders in a timely fashion and according to specifications
• Maintains a clean, orderly maintenance area and/or shop
• Ensures all equipment is properly inventoried and accounted for monthly
• Ensures apartments meet make-ready standards
• Notify Property Manager of any maintenance issues, unsafe conditions, and resident concerns
• Assess maintenance related problems, research solutions and request bids as needed
• Must perform HVAC functions accurately and effectively
• Responds promptly to all on-call requests
Mandatory Job Requirements
• The ability to provide excellent customer service and timely resolution to service requests
• Must have reliable transportation.
• Valid Driver’s license
• Ability to manage physical workload
• Deadline and detail-oriented
• Must be able to respond to scheduled shifts during the week.
Education and Qualifications
• High School diploma, GED or related experience and/or training
• HVAC & EPA certification required
• Experience with a wide range of preventative maintenance and repair skills required in plumbing, HVAC, interior/exterior, electrical and appliances
• Must be able to walk and stand for extended periods; climb up to 25 feet; walk on uneven, sloped surfaces; reach and balance; lift-up to 50 pounds; carry and/or push/pull up to 40 pounds; grasp; squat; bend; sit
• Proficiency in reading, writing, critical thinking, problem solving, and verbal communication
• Completes work orders. Which may include electrical, plumbing, carpentry, and lighting
• Performs other duties as assigned
• Coordinates and performs activities in mechanical and electrical repair and maintenance
