Stray cat needs home

This stray cat recently showed up in the backyard, living under the house. He’s shy but very observant and smart. He’s been careful to keep his distance. Driving home one night I saw him eating trash from a fallen over trash bin, so I started feeding him. He’s become more comfortable the last few weeks and allowed me to pet him (lots of purring, head nudges, flops, and belly rubs). He’s super affectionate! He seems healthy but needs some care and attention. His claws looks chipped and broken, he’s dirty, and probably has fleas. My landlady does not want cats anywhere on the property, and said she wants him gone. She’s currently on vacation and not sure what will happen when she comes back, so looking to see if I can find this little cat a safer, happier home somewhere asap. I called the shelters but they won’t take a cat in unless it’s injured (and he’s not). I think it’s a boy. Please let me know if you can take this cat.
