Summary Duties and Responsibilities: Ensure to facility is maintained in excellent condition, both inside and outside. Essential Functions: 1. Day to Day Operations: Room renovation projects, repairs. Perform special maintenance projects, as directed. b. Promptly follow-up on all work orders, prioritize daily repair needs of the facility. c. Work cooperatively with other department supervisors. Carry cell phone twenty-four (24) hours a day in the event of catastrophe and or Resident Assistant after hours. Maintain good working relationship with staff, fostering positive employee morale..Assist staff moving furniture, heavy cleaning tasks. Follow regulations and directive of the administrator. b. Fire, vehicle, electrical regulations and requirements. Bus Driver: Fill out bus safety inspection sheet before transporting residents each day. Transport residents safely on social outings. Clean the bus as needed. Fill bus gas tank when gauge reaches 1/4 of a tank, Report all mechanical and maintenance problems to the administrator. Monitor and assist residents when loading and unloading. Attend and participate in driver training as offered. Attend general staff meetings. Treat residents, staff and the public with respect and dignity. g. Conduct visual assessment of resident's ambulatory status to determine the need for a wheelchair vs. walker, and stairs vs. lift needs. 6. Preventative Maintenance: a. Create, monitor, implement. b. Conduct annual, quarterly, monthly and weekly safety checks and maintenance for all equipment, air conditioners, vehicles, grounds, buildings. c. Monitor all equipment to make repairs before major break downs. d. Maintain reliability and dependability of all equipment. e. Monitor all maintenance contracts with contractors. 7. Continuing Education: Possess the ability of an interest for continuing professional growth. a. Attend all in-services and workshops as offered. 8. Resident Relations: Demonstrate and appreciation of heritage, values and wisdom of residents. a. Actively engage residents in conversation. b. Promptly respond to repair requests. C. Support the activity program Other Functions: 1. Perform administrative duties such as filing, typing, copying, and other office duties as required. 2. Perform other duties as from time to time may be deemed necessary for the well-being of the total operation. 3. Implement specific procedures and programs; insure confidentiality of all information. 4. Coordinate specific work tasks with other personnel within the department as well as with other departments in order to ensure the smooth and accurate flow of information. 5. Cooperate with, participate in, and support the adherence to all internal policies, procedures, and practices in support of risk management and overall safety and soundness. 6. Perform tasks which are supportive in nature to the essential functions of the job, but which may be altered or re-designed upon individual circumstances. Qualifications: Education/Training 1. Must be at least eighteen (18) year or older and have a High school diploma or equivalent. Current and valid drivers license is required. Experience 1. Minimum of one (1) years' experience performing general maintenance. Skill(s) Must possess a working knowledge of electricity, plumbing, heating, air-conditioning, painting, general equipment, mechanical maintenance, housekeeping, laundry procedures and landscaping. Physical Requirements: 1. Ability to bend, stoop, sit, stand, reach, and lift items weighing 30 lbs. or less
